Five HDB shophouses on the market for $42 mil

A portfolio of five HDB shophouses has been put up for sale at a guide price of $42 million. These properties will be sold through an Expression of Interest (EOI) exercise managed by SLP International Property Consultants, the exclusive marketing agent.
The first HDB shophouse is located at 720 Ang Mo Kio Avenue 6. The 86-year leasehold property has a remaining lease of about 55 years. The two-storey shophouse comprises a 1,314 sq ft commercial unit on the ground floor and an 882 sq ft three-bedroom flat on the upper floor. The commercial unit is leased to a convenience store, and the flat has been subdivided and is fully leased to four sub-tenants.
The unit featues a double frontage of about 25m. It is also close to Ang Mo Kio MRT station on the North-South Line and Ang Mo Kio bus interchange, and the HDB town features other retailers like health clinics, an NTUC supermarket, a SingPost branch, and bank branches. The asking price of the shophouse at 720 Ang Mo Kio Ave 6 is $11.38 million.

The second HDB shophouse is located at 183 Toa Payoh Central. The 103-year leasehold property has a remaining lease of about 51 years. The two-storey shophouse consists of a 530 sq ft commercial unit on the ground floor and a 710 sq ft residential unit on the upper floor. This corner shophouse also features a built-in toilet.
The unit is surrounded by HDB housing estates and it is close to HDB Hub, Toa Payoh MRT station on the North-South line, and Toa Payoh bus interchange. The shophouse at183 Toa Payoh Central has an asking price of $6.5 million.
The third property is a single-storey HDB commercial space at 492 Jurong West Street 41. The 2,300 sq ft unit comprises three amalgamated units. The unit is currently leased to a grocery store with a prominent single-level frontage.

The unit is visible from the junction of Jurong West Ave 1 and Jurong West St 41. This location benefits froms high street level visibility and high pedestrian footfall, and it is in proximity to Jurong Central Plaza and Jurong Green Community Club. The property has an asking price of $9 million.
The fourth property is another single-storey HDB commercial unit at 38 Teban Garden Road. The 103-year leasehold property has a balance lease of about 60 years. The 720 sq ft unit is next to Teban Gardens Market, an NTUC FairPrice and a Sheng Siong supermarket. The property has an asking price of $2.2 million.
The fifth property is a single-storey HDB commercial unit in Jurong East Central. The 115-year leasehold unit has a balance lease of 74 years. The unit is 2,809 sq ft and features a triple frontage exposure facing J’den, an upcoming mixed-use project beside Jurong East MRT Interchange. The unit is priced at $13 million.
