Grand Dunman: Riding the wave of Kallang’s development into Singapore’s Sports Precinct

Grand Dunman: Riding the wave of Kallang’s development into Singapore’s Sports Precinct

Luxury mega-development Grand Dunman is poised to be the centrepiece of several national projects within its proximity due to its strategic location along the Eastern edge of the Central Region.

Developed by trusted seasoned developers, SingHaiyi Group and CSC Land Group, their latest brainchild comprises 1,008 high-quality homes across seven majestic 18-storey towers.

Located along Dunman Road, Grand Dunman is one of the best-connected locations in District 15. The project features an MRT station right at its doorstep, with Dakota MRT Station on the Circle Line a short two-minute walk away.

Dakota MRT Station is one stop away from Paya Lebar MRT Interchange. It offers easy connectivity with the East-West Line and links to other keystone stations, such as Stadium, Promenade, Esplanade and Marina Bay.

The project also makes the most of the surrounding network of park connectors, offering convenient cycling routes to East Coast Park, the Marina Bay Area and Kallang Sports Hub.

Due to its hyper-connectivity, it can reap the benefits of several major national developments in the area, such as new and improved sporting facilities at the new Kallang sports precinct and the upcoming waterfront parks and recreational activities planned for the Long Island project.

Prime Minister Lawrence Wong touched on several of these projects in his 2024 National Day Rally Speech, including transforming more than 120km of Singapore’s Southern Waterfront.

Grand Dunman is within 2km of the Kallang Alive Masterplan site, where a series of major infrastructure projects will turn the Kallang area into the new hub for Singapore’s top athletes. This new precinct is just an eight-minute bike ride or a four-minute drive from Grand Dunman.

Future residents can look forward to a new indoor arena with a capacity of 18,000, which is larger than the current stadium’s 12,000-seat limit. This upgraded venue will host major sporting and entertainment events, like the concerts held by international music acts such as Taylor Swift and Coldplay earlier this year.

The area will also bring together several key sporting associations and the Singapore Sports School, creating a new hub for the nation’s top athletes, supported by state-of-the-art sports facilities. Additionally, the main thoroughfare of the precinct will be transformed into a community sports boulevard for public use.

Families with young children, active adults and seniors will particularly benefit from living near these facilities. They provide excellent opportunities for nurturing a passion for sports, whether professional or recreational, from an early age. Additionally, with many Singaporeans spending more time at their desks, staying active is becoming increasingly important for people of all ages.

Prime Minister Wong also spoke about the development of Long Island, a land reclamation project off East Coast Park to protect Singapore’s southern coastline from erosion and rising sea levels. An estimated 20km of new coastal and waterfront parks could be added to the East Coast Park area, tripling the length of the current waterline.

Grand Dunman will be just a short distance from the recreational and family-friendly amenities planned for the redevelopment. These amenities will include water sports in the new reservoir created by the Long Island project. Residents can also reach East Coast Park in just eight minutes by bike using existing cycling routes or four minutes by car.

Grand Dunman’s strategic location has attracted significant attention from homebuyers. During its launch weekend in July 2023, it sold 550 units, making it the best-selling project of the preceding two and a half years. Approximately 70% of the units have been taken up since.

Units in Grand Dunman comprise a mix of thoughtfully designed one- to five-bedroom residences ranging from 452 sq ft to 2,615 sq ft. There are also exclusive penthouses sized between 2,336 and 3,068 sq ft. The units feature efficient layouts and offer panoramic views of the river, city skyline and sea.

The luxury development also offers over 40 condo amenities aimed to attract larger family units, such as an 80m Grand Pool, a Kid’s Pool and a Hydro Massage Pool. Several pavilions will surround these water-based facilities, allowing parents to relax in comfort while keeping a watchful eye on their little ones.

The condo boasts a 1:1 carpark ratio, ensuring that most units have a lot for a family vehicle. While the assortment of connectivity options makes vehicle ownership a luxury rather than a necessity, driving allows for 15-minute travel times to central locations such as Suntec City, the CBD and the Marina Bay area.

The project’s proximity to several schools adds to its allure for families with school-aged children. Kong Hwa School is just 1 km away and Tanjong Katong Primary School, Tanjong Katong Girls’ School and Dunman High School are all within a 2 km radius of the condo.

From Audi dreams to philanthropy: Daniel Phua, the agent making a difference

From Audi dreams to philanthropy: Daniel Phua, the agent making a difference

Daniel Phua, an Advisory Group Division Director at ERA, has built a notable 17-year career in property, overcoming many challenges with determination. He has consistently achieved his goals, from entering new markets despite cooling measures to giving back to the community.

His ambition started at 14 with a promise to own an Audi A4 within a decade, driven by a desire for financial security inspired by his father’s struggles. Phua began working part-time at his uncle’s factory at 12 and, by 17, took on a telemarketing role with Marcus Chu, the current CEO of ERA Realty, all while balancing school and work.

“I saw that anyone could succeed as an agent,” says Phua. “You didn’t need to speak well or dress extravagantly. Some high achievers were aunties and uncles. But they all had something else in common, a mindset strong enough to overcome failure and a powerful reason to continue.”

At the start of his career, Phua faced significant challenges during one of the toughest periods in the real estate industry. He became an agent in 2007, just before the 2008 global financial crisis hit.

“The market was bad, the response was bad, leads were dead,” recalls Phua. Despite working tirelessly for three months, he had yet to close his first deal and was nearing financial trouble as his savings dwindled. “If I didn’t close a deal soon, I would be down to my last grain of rice,” he adds. But unwilling to give up, he kept forging ahead in a mostly quiet market.

Approaching the six-month mark, he found a prospective client and was honest about his situation. He asked them to make him their exclusive agent, a concept not widely practised then. To his surprise, they agreed. Phua believes his honesty and sincerity were crucial in winning their trust.

He says that most of his clients' homes are more than just financial assets; they are often linked to retirement plans or intended as inheritances for their children. Similarly, his childhood dream of owning a luxury car was about more than just the car itself. Shortly after, Phua's career took off, earning him the title of ERA’s Top Rookie of 2008 with over $200,000 in commissions. That same year, at 24, he bought his Audi.

The “last grain of rice” mentality has also made him nimble in uncertainty. In 2013, the additional buyers’ stamp duty increased, cooling the residential market significantly. Phua found himself in circumstances similar to those in his rookie year. Thinking on his feet, he decided to pivot to other markets.

Despite having no prior leads or experience in retail leasing, he took on the challenge of leasing retail units at the Grandstand shopping mall on Turf Club Road. Phua and his team started by cold-calling potential tenants and contacting retailers, dining outlets and service providers. Their efforts proved successful when they secured a nearly 5,000 sq ft lease with a Korean restaurant, one of the largest leasing deals at the property by area.

His connections helped him break into other markets, including industrial and commercial projects. His first industrial project was M38, a freehold factory located along Jalan Pemimpin in District 20, where Phua and his team accounted for over 55% of all units sold, outpacing other agencies in his debut industrial project.

Word of their success spread, leading to the launch of another project: Apex @ Henderson, a nine-storey prime industrial development. Phua and his team sold two floors worth over $33 million to home furnishing supplier TOTO Group.

Although Phua may seem strict, he is approachable and generous with his knowledge. He has set high standards for recruiting new agents, focusing on well-rounded individuals who demonstrate adaptability and strong values. Leading with integrity, perseverance and discipline, he aims to instil these qualities in his team and recruits. Phua believes these time-tested attributes are essential for handling any crisis.

He has expanded his team to over 200 members and continually works to identify and address skill gaps through targeted training. His adaptability was particularly evident during the pandemic when he taught himself to use social media marketing tools to generate leads during the lockdowns.

“I am a totally not-tech-savvy person, but if I want to show my team how to do it, I need to lead the way,” adds Phua. He is now his group's lead trainer for social media marketing, underscoring his commitment to his team's growth by setting an example and equipping them with skills to navigate today’s market.

Phua frequently helps clients who may not bring significant financial gain. For instance, he assisted an elderly single mother to downsize to a two-bedroom unit in Punggol, enabling her to remain near her daughter’s school. Since she had no fixed income, Phua also supported her in writing to her Member of Parliament to request assistance in approving her loan.

The move took Phua five months to complete, earning only a 1% commission on selling her old unit. Despite this, he felt fulfilled by the work, explaining: “If we only take on clients that give us the most commissions, what happens to the people who truly need us?”

His drive to help others stems from a crisis he faced early in his career. His eight-year-old Indonesian cousin needed over $200,000 for leukaemia treatment and despite his financial struggles, Phua was determined to assist as he was her only source of support. He sought help through various channels to raise the necessary funds while covering the remaining costs. His efforts ultimately ensured that his cousin received the treatment she needed.

Moved by her struggles and the needs of others, Phua now funds 5miles, a non-profit that supports healthcare and education for two orphanages.

As a result, residents at the exclusive development enjoy the best of both worlds. Tucked within the verdant landscapes of Bukit Timah Hill, 8@BT provides a peaceful sanctuary away from the hustle and bustle of the city, while also offering the premium lifestyle that can only be found in the Bukit Timah area.

The development has been designed to cater to a diverse range of residents, from young couples and multi-generational families to HDB upgraders and investors. 8@BT also caters to right-sizers, which include individuals and families entering new chapters in their lives. With a wide array of unit types that have been thoughtfully designed, every home includes an efficient layout, along with practical fittings and finishes. Residents can expect to move into a fully fitted modern home, crafted with precision and care in every detail.

The Living Room was conceptualised as an extension of the homes where residents can entertain visitors

8@BT is located within the gentrified foothills of Bukit Timah, a one-of-a-kind neighbourhood that reflects the past while also being at the forefront of transformation for the future. The area boasts a rich history with a diverse cultural tapestry that has helped mould it into an esteemed residential enclave.

In the past, Bukit Timah was a significant industrial hub, housing factories operated by companies such as Ford Motors and Yeo Hiap Seng. Since then, it has evolved significantly, with major infrastructure improvements and contemporary housing and commercial projects done over the years. Presently, it is a sought-after residential haven for the affluent, housing a mix of Good Class Bungalows, landed estates and high-end condominiums.

Besides being a mature estate with an unbeatable array of amenities, Bukit Timah is also on the cusp of an exciting transformation. Under the URA Draft Master Plan 2025, the area is slated to undergo an extensive rejuvenation that melds its historical charm with modern enhancements. The area is expected to see further upgrades in ecological connections and transport connectivity, which will boost its appeal among prospective homeowners.

The penthouses at 8@BT feature 4.35m high ceilings and marble flooring

A standout feature of the 8@BT is its proximity to nature. It lies at the doorstep of several nature parks, including Bukit Timah Nature Reserve — one of Singapore’s oldest nature reserves and home to Bukit Timah Hill.

In recent years, more nature offerings have emerged in Bukit Timah, including the 66ha Rifle Range Nature Park, located south of Bukit Timah Nature Reserve. Nearby, the central stretch of the Rail Corridor — a 24km green passage converted from the old railway line — opened in 2021. It includes the old Bukit Timah Railway Station, which now serves as a community node.

The abundant parks and reserves nearby provide 8@BT residents with enviable access to nature and recreational amenities. With hiking trails, wetlands, gardens and much more, the area offers the perfect place to build an active lifestyle or spend quality time with family.

In addition to its proximity to nature, 8@BT is uniquely positioned right in the hub of Bukit Timah, giving residents easy access to transport links and amenities. Beauty World MRT Station, which is on the Downtown Line, is a two-minute stroll from the development. This provides a convenient route to major destinations such as Marina Bay Financial Centre, Orchard and the CBD.

The Beauty World neighbourhood has long been a vibrant commercial centre for Bukit Timah. Home to landmark shopping centres such as Bukit Timah Shopping Centre and Beauty World Plaza, the area has various retail shops and facilities. Nearby, places such as Cheong Chin Nam Road and Chun Tin Road offer an eclectic mix of cafés and eateries to satisfy every palate.

Besides having access to vast amenities, residents at 8@BT benefit from Bukit Timah’s distinguished education belt. The development is close to numerous reputable schools such as Pei Hwa Presbyterian Primary School (within 1km), Methodist Girls’ School, Hwa Chong Institution, Raffles Girls’ Primary School, Nanyang Girls’ High School, Nanyang Primary School and Singapore Chinese Girls’ School. Several of the schools are just a walk or a short MRT ride away via the Downtown Line.

8@BT’s façade design features distinct contoured fins that are inspired by the terrain of natural landscapes

Bukit Timah’s ongoing rejuvenation promises a bright future for residents at 8@BT. Several commercial and community amenities are in the pipeline, along with connectivity enhancements and more green spaces. These developments are set to solidify Bukit Timah’s position as a vibrant township, which in turn, will generate further growth and capital appreciation for homes in the area.

One of the key upcoming developments is an integrated transport hub with an air-conditioned bus interchange that will be directly linked to the Beauty World MRT station. Upon completion, it will also be connected to an upcoming mall with brand new retail and community spaces.

A new one-stop integrated facility is also in the works. It will house a community club, a market and food centre, and shared amenities such as a community library, an indoor sports hall, and an elderly facility.

At the same time, more parks and green spaces are set to emerge. Among them is the Bukit Timah-Rochor Green Corridor — a new linear park along the Bukit Timah Canal, which sits between Bukit Timah Road and Dunearn Road. The first phase of the corridor — slated for completion in 2027 — features an elevated sky park above the canal that will connect the Rail Corridor (near the Bukit Timah Railway Station node) to Jalan Kampong Chantek.

More major developments are slated for the Bukit Timah area in the long run. Earlier this year, plans were announced for a new high-density housing estate at Bukit Timah Turf City. Up to 20,000 new homes will be built at the site over the next 20 to 30 years, along with recreational spaces, shops and facilities.

The upcoming Jurong Lake District (JLD) is also expected to significantly benefit Bukit Timah. As Singapore’s second-largest mixeduse business district outside the city centre, the 410ha JLD will add 100,000 new jobs in the market. The district is within close proximity to Bukit Timah and easily accessible via the Downtown Line and the future Cross Island Line, thus presenting vast opportunities for the estate.

8@BT has a singular design concept aimed at providing residents a flexible and sustainable lifestyle, in line with the needs of homeowners in today’s environment. To achieve this, the developer carefully examined the unique traits of the site, drawing inspiration from Bukit Timah’s industrial heritage, tropical landscapes, and cosmopolitan atmosphere.

The result is a development that harmoniously blends heritage and modernity. Designed by award winning Arc Studio Architecture + Urbanism, 8@BT’s façade design features distinct contoured fins that are inspired by the terrain of natural landscapes. These fins are juxtaposed against the sleek, angular lines of the façade that provide a modern look, offering a beautiful contrast.

Additionally, interiors, landscaping and other elements of the development are designed with a hillside resort theme, providing a plush and contemporary feel.

The design elements that pay homage to Bukit Timah’s rich history also extends to the development’s grounds and facilities. For instance, the pool area has a quarry-like setting that alludes to the quarries that used to be active in Bukit Timah Hill before being converted into parks and wetlands.

Facilities at 8@BT include a furo bath – a Japanese-style bath consisting of heated pools

8@BT seamlessly combines the comforts of home with the tranquillity of a luxury resort. The development has resort-style facilities spread across landscaped areas featuring different zones such as The Quarry, The Rainforest, The Clubhouse and The Campsite.

The Quarry zone features a 25m pool, a slide pool and a furo bath – a Japanese-style bath consisting of heated pools. Nearby, The Rainforest zone offers a fitness pool and a sensory trail.

The Clubhouse zone has function rooms as well as a fitness room. The Living Room, the development’s large yet cosy function room, was conceptualised as an extension of the homes where residents can entertain visitors. A meeting room is also available, ideal for residents to use for work or for entertaining a smaller group of guests.

At The Campsite, residents can book a tent for a fun-filled camping experience. The zone also includes the barbecue facilities and children’s playground, offering an adventurous space to bond with family and friends.

Meticulous thought has been put into crafting every aspect of 8@BT’s homes. The development’s two towers are north-south-orientated, offering optimum ventilation and views mainly overlooking Bukit Timah Nature Reserve, Bukit Batok Nature Park, and low-rise estates in the surrounding area.

The unit mix at 8@BT accommodates a diverse range of homeowners. One tower is dedicated to one-bedroom units of 517 to 592 sq ft and two-bedroom units of 624 to 829 sq ft. The other tower houses typical three-bedroom units of 1,001 to 1,163 sq ft; larger three-bedroom units of 1,238 to 1,270 sq ft; and four-bedroom and penthouse units of 1,356 to 1,593 sq ft.

Each unit type has thoughtful features that cater to the various needs of different homebuyers. For example, the one- and two-bedroom units exclude balconies, thereby maximising internal space and providing flexibility for owners to tailor it to their lifestyle needs.

While the one- and two-bedroom units in many developments often relegate the kitchen to a narrow corridor or cramped corner, the units at 8@BT have layouts with kitchens that are strategically placed to allow for space efficiency without disrupting the flow of the home. Each kitchen also comes with a window for natural ventilation.

Selected two-bedroom units feature a powder room in place of a second bathroom. Besides optimising space, the exclusion of shower facilities in the powder room helps reduce the cleaning and maintenance required.

There are varying sizes of three- and fourbedroom units that cater to a wide spectrum of families. The larger three- and four-bedroom units are equipped with both wet and dry kitchens, along with a private lift lobby that provides more privacy. Additionally, owners can choose between large-format floor tiles or marble flooring, depending on their preferences.

The two penthouses feature 4.35m high ceilings that provide an airy, spacious feel, along with private lift lobbies and marble flooring in the living room and bathrooms. In addition, the developer has taken the opportunity to turn the largest penthouse into a luxurious and expansive home. It has two bedrooms, including a huge master suite with a study, a walk-in wardrobe and an en-suite with a free-standing bathtub.

All units are decked out with premium provisions and fittings, including Bosch kitchen appliances for the one- to three-bedroom units and De Dietrich appliances for the four-bedroom and penthouse units. All kitchens come with a multi-functional sink, while the larger units are also equipped with a laundry sink.

Meanwhile, all one-bedroom units are outfitted with a side cabinet with a full-length mirror at the master bedroom wardrobe. In the twoto four-bedroom units, the master bathroom will have either a long vanity top or a side cabinet with a full-length mirror.

At The Campsite, residents can book a tent for a fun-filled camping experience

Hotdesking space and private pods are available for focused work on the second level. The rooftop poolside private dining room is available for more formal dinners of up to 18 people. Guests can book a private chef or cater from the restaurants at Guoco Midtown.

True to its name, the Network Hub serves as the social heart of the development. Residents of Midtown Bay can socialise, network and connect with a like-minded community, enjoying the vibrant atmosphere of this first-of-its-kind business social club.

Guoco Midtown’s high level of connectivity helps it to quickly shape itself into a central nexus of activity for the area, attracting more than just office tenants and residents with its inclusive common spaces and easy access.

Two large plazas and various smaller common areas with intimate settings are available for different activities, from large events to small gatherings of friends and associates. Combined, they provide over 223,000 sq ft of landscaped public spaces for the residents and tenants of Guoco Midtown to enjoy.

Guoco Midtown is directly connected to the Bugis MRT Interchange Station, which serves the East-West and Downtown Lines. From Bugis, it is only one stop to City Hall MRT Interchange Station (for the North-South and East-West Lines) and one stop to Promenade MRT Interchange (for the Circle and Downtown Lines). Strategically located between three bustling districts: City Hall, Marina Centre and Bugis, Guoco Midtown is seamlessly connected to the neighbouring buildings such as South Beach, Suntec City, and Duo through its underground and overhead pedestrian network.

With Midtown Bay being part of such a large and vibrant development, it is no surprise that its premium units were designed for the modern urbanite.

Midtown Bay comprises one- and two-bedroom apartments ranging from 409 sq ft to 753 sq ft and two- and three-bedroom duplexes from 990 sq ft to 1,324 sq ft.

Since its launch, over 60% of the units at Midtown Bay have been sold with prices averaging above $3,000 psf. GuocoLand says most owners are attracted by the well-designed layout of the units, the amenities at Guoco Midtown, and the convenience and lifestyle offered by its location.

Each unit features luxury finishings such as marble flooring, premium V-Zug kitchen appliances, and high-quality bathroom fittings. A generous ceiling height of 3.2m gives each apartment an added sense of space. Most units have balconies with adjustable screens for privacy and sunlight, allowing the breeze to flow through for added cooling.

The two- and three-bedroom duplex units are ideal as a home office. The lower floor can serve as an office for up to four people*. The upper floor has two bedrooms with a flexible space for a study, walk-in wardrobe or hobby corner. For the three-bedroom duplex, the third bedroom is on the lower floor, along with the living and dining areas, the kitchen, and a bathroom.

The duplex unit can be converted into a dual-key apartment**. The upper floor can be rented out for additional income, while the lower floor is retained as a private residence or vice versa.

Award-winning interior designers Peter Tay and Nathan Yong have designed several one-bedroom apartments and duplexes at Midtown Bay to showcase the different lifestyles: the entrepreneur, jet setters and DINK (double income, no kids). These units will be sold fully furnished on a first-come, first-served basis.

In addition to the facilities at the Network Hub and the other parts of Guoco Midtown, the residents at Midtown Bay enjoy facilities exclusive to them.

Residents can enjoy a lap pool on the seventh floor, surrounded by a lush, landscaped garden, providing a tranquil oasis to relax and unwind after work. Reminiscent of a rooftop bar, the area also sports two pavilions with ample seating and grills for residents to host social events.

The 25th floor houses Midtown Bay’s Sky Terrace, an open-air double-volume ceiling space designed for residents and their guests to enjoy panoramic views of the Kallang Basin and Tanjong Rhu on one side and Marina Bay on the other. The built-in barbeque pits on this level make it ideal for casual family gatherings and parties.

The Sky Terrace offers a great view of fireworks and light shows over Marina Bay, a perfect backdrop for a New Year’s Eve countdown party. It also offers a good vantage point of the Singapore Grand Prix racetrack, giving residents and their guests a bird’s eye view of the action.

Another major attraction of Midtown Bay is the vibrant sense of community and lifestyle offerings surrounding Guoco Midtown. The vast assortment of dining, retail and entertainment options within the development and surrounding areas will satisfy almost any craving, need, or inclination.

Guoco Midtown has gathered a selection of nearly 30 F&B outlets, offering diverse cuisines from handcrafted udon at Umai to fragrant dishes at the British Indian Curry Hut to satisfy most cravings. Residents at Midtown Bay can typically begin their day with breakfast and coffee at The Telegraph by Olivia, an all-day café on the ground floor of Guoco Midtown.

Those who want to host a business lunch need look no further than the award-winning European fine dining restaurant Flutes. On weekends and for catching up with friends, they can consider the four-in-one grill restaurant Setsuri Ishinomaki.

Residents can also find an assortment of restaurants and bars slightly further out at Arab Street and Haji Lane. The area provides many dining and recreation options for residents to smoothly transition from work to play once business hours end.

Midtown Bay is also well connected to cultural hubs such as Esplanade, the National Gallery and Bugis, which offer diverse entertainment, cultural, artistic and retail options to help unwind and enrich the soul during weekends and much-needed breaks. For fresh groceries, supermarkets nearby include CS Fresh, Fairprice Finest and Meidi-Ya.

Enjoy urban living at sky-high penthouse in Devonshire Residences with 270-degree views

Enjoy urban living at sky-high penthouse in Devonshire Residences with 270-degree views

Imagine sipping on a cup of coffee on a quiet Sunday morning at home while admiring Singapore’s iconic skyline from your balcony.

There are not many sky-high homes in Singapore where you can enjoy such a private 270-degree view of the cityscape.

But now, a rare opportunity has come up — a freehold, one-bedroom penthouse at Devonshire Residences has made its way onto the market. Perched on the 25th floor, this 947 sq ft unit is the epitome of urban living within a contemporary-designed home.

The unblocked views from this penthouse unit were what originally attracted the owner to buy it when the project was launched in 2011, says Sherry Yeo, Associate Director at Propnex Realty, and the exclusive marketing agent.

The height and prime central location of Devonshire Residences provide an uninterrupted 270-degree view of Singapore’s city skyline — a panoramic view that encompasses the rich historical and cultural landscape of Singapore. From the iconic landmarks of the Civic District, including the Padang and Fort Canning, to the vibrant Orchard Road shopping belt, every angle captures the essence of the city’s heritage and contemporary charm.

This phenomenal city view is best appreciated on the private open-air terrace, which is large enough to accommodate al fresco dining when entertaining guests. Alternatively, one could take in the views while soaking in the private rooftop pool above the penthouse. With none of the neighbouring residential developments blocking the view, it feels like a private oasis that only a handful of people get to experience.

This penthouse offers an exceptional opportunity for the discerning buyer to shape a luxurious living space tailored to their unique needs and lifestyle. The unit's open layout provides flexibility to redesign the living areas.

Yeo worked with an acclaimed interior designer to completely reimagine parts of the living room and bedroom. One novel concept transforms the existing kitchen and living room into a cozy bedroom, making the most of the high ceilings and bay windows to create a grand, palatial living space. Another converts the bedroom into a generous entertainment area, maximizing the use of the adjacent open-air balcony to create a larger space.

The prime central location of this penthouse at Devonshire Residences makes the unit ideal for those who want the benefits of city-living.

Devonshire Residences is situated less than 400m to Somerset along the bustling Orchard Road shopping belt. Major shopping malls like Ngee Ann City, 313 @ Somerset, Orchard Central, The Centrepoint, Cuppage Plaza and 111 Somerset are all within walking distance.

It is also close to MRT stations like Somerset on the North-South Line (NSL), Orchard Interchange on the NSL and Thomson-East Coast Line (TEL), as well as Dhoby Ghaut Interchange on the NSL, North East Line and Circle Line.

The Devonshire Road area is also within an upmarket residential enclave, with numerous condominiums and apartment blocks along nearby Exeter Road, Killiney Road, Saint Thomas Walk, Lloyd Road, and Oxley Road.

Enhancing the overall liveability of this area are conveniently located amenities and F&B options, such as a 24-hour FairPrice supermarket at Orchard Grand Court, which is less than 200m away from Devonshire Residences, as well as numerous F&B options along Killiney Road.

“It is rare to find a similar penthouse on the market today that boasts the stunning views, flexible unit layout, and prime location which this unit has to offer,” says Yeo.

This unit is perfectly suited for a young single working professional who appreciates the convenient and vibrant lifestyle of staying within the central area. Moreover, the freehold tenure of this property means that it will retain its capital value for the long term, potentially kickstarting a profitable investment portfolio for its new owner, adds Yeo.

The MRT station is an existing interchange for the East-West and North-South Lines. First-level food court and shop at People’s Park Centre for sale at $27 mil

First-level food court and shop at People’s Park Centre for sale at $27 mil

A first-floor food court and an adjacent retail unit in People’s Park Centre are up for sale at $27 million. Together, the properties span about 5,705 sq ft across nine strata-titled units, reflecting a price of $4,733 psf. Tommy Ng, senior district director at PropNex, is the exclusive marketing agent for these units.

Food City operates the food court, which has 11 fully leased stalls and a seating capacity of 256. The interiors were recently renovated, and the mechanical and electrical systems were overhauled. The adjacent retail unit is tenanted to the lifestyle retail store Japan Home.

The units have a prominent frontage at the atrium, directly opposite the complex's main entrance. Additionally, the food court, being the only one on the first floor, offers the most accessible and affordable dining option.

Built in 1970, People’s Park Centre is a mixed-use development with 324 shops, 256 offices, 120 apartments and a car park housed in a 13-storey and 30-storey block. The development sits on a 95,467 sq ft site with a gross floor area of about 821,017 sq ft. It has a 99-year lease from 1970.

The shopping mall has a healthy tenant mix, including services such as beauty, nail and hair salons, retailers, F&B outlets, fashion retailers and mobile device stores.

“The food court is frequently at maximum capacity during the weekday lunch rush as it is one of the more affordable dining options in the area,” says Ng.

The units were listed for $33 million last year. They attracted several interested buyers, but the owners opted to hold onto the units in favour of a high rental yield.

However, the owners decided to put the food court and shop for sale again at $27 million. “It is a great investment opportunity for discerning investors,” says Ng. “The chance to once again snatch up the profitable assets."

He adds that the units generate a combined rental income of approximately $80,000. A price tag of $27 million results in a gross rental yield of about 3%. Unit rents have grown by 3% to 8% per annum over the last five years.

Ng adds that a windfall from a future collective sale is also possible. Recently, at least 80% of the strata-title owners at People’s Park Centre have agreed to a new collective sales attempt. A valuation report conducted last year showed that the units for sale were valued at $42.5 million.

People’s Park Centre attempted a collective sale in 2022 for $1.8 billion. It is understood that the food court and retail unit must be sold together, allowing future owners to repurpose the space if they wish.

For instance, the retail unit can be amalgamated with the food court. Alternatively, the food court can be subdivided into eight strata units to be leased to different tenants.

Located at 101 Upper Cross Street in Prime District 1, People’s Park Centre is conveniently next to the Chinatown MRT Station on the North-East and Downtown Lines and a short drive from the CBD.
