Those who purchase a home at The Watergardens at Canberra will be buying into a thriving region of growth. Located along Canberra Drive in the North Coast, the 448-unit development sits on a sprawling site of almost 300,000 sq ft. Spread across 16 blocks of five storeys, units at The Watergardens comprise two-bedroom units of 646 sq ft, three-bedders from 904 sq ft, and four-bedroom apartments from 1,302 sq ft.
Set to grow into a burgeoning locale, the development is within close proximity to emerging activity hubs and efficient travel routes. Once the North-South Corridor (NSC) is completed in 2026, residents at The Watergardens will have access to dedicated bus lanes, cycling trunk routes and pedestrian paths that will connect the northern region directly to the city centre. The NSC, which spans 21.5km, will allow public bus commuters, cyclists and pedestrians to enjoy smoother and faster journeys to their destinations. Those who can drive can expect to reach the city in as fast as 20 minutes, and the CBD in about 35 minutes.
Closer to home, residents at The Watergardens will only be a five-minute walk from Canberra MRT station on the North South Line. Canberra Plaza, linked directly to the MRT station, offers accessibility to a wide range of daily amenities.
With the completion of the upcoming Bukit Canberra, an integrated sport and community hub with lively green spaces, sought-after amenities such as a hawker centre, polyclinic, senior care centre, and indoor sports hall will be within reach easily

Attractive growth drivers and accessibility
Homeowners at The Watergardens will also reap benefits from the North Coast Innovation Corridor, which includes the upcoming Woodlands Regional Centre, a 12-minute drive away. The Singapore government has earmarked the locality to be the largest economic hub in the northern region, housing over 700,000 sqm of commercial space that will translate to rental opportunities and growth yields for homeowners at The Watergardens.
Over the next 15 years, the government also plans to add new spaces for business, industry, research and development, and learning and innovation to occupy over 100 hectares of land in the area. Within the space, the upcoming Woodlands North Coast is set to be a vibrant mixed-use precinct housing office and industrial parks, targeted at businesses covering the full manufacturing value chain.
On top of that, the region has also been designated to house the Northern Agri-Tech and Food Corridor, which will unveil growth opportunities in the agri-tech and food industries. This is in line with Singapore’s plans to scale up its urban food production capabilities.
Nearby, Seletar Aerospace Park also hosts over 60 multinational companies and local enterprises in the aerospace sector. Some 13-minute drive away from The Watergardens, the aviation hub is home to over 6,000 working professionals, which will provide rental demand for landlords.
The buzz of activity is likely to attract new businesses, add to job growth, and attract skilled professionals, altogether benefiting potential investors at The Watergardens.

Home within a water garden sanctuary
Nestled within a landed enclave, The Watergardens takes inspiration from its immediate surroundings and range of activities available at the natural water bodies and parks nearby. These include kayaking options through the mangroves at Sungei Khatib Bongsu, Sungei Simpang and Lower Seletar Reservoir Park, and the Sembawang Hot Spring Park, which features cascading pools and a water collection point.
To that end, the developers — a joint partnership between UOL Group, Kheng Leong Company and Singapore Land Group — utilised the undulating terrain of the site to create a water body in the middle of the development, paying homage to the natural landscape nearby. With an offering of 17 water features and a total of 65 facilities, residents will be able to enjoy three thematic, immersive zones: The Waters, The Gardens, and The Social.
Facilities in The Waters zone include a 50m lap pool, Jacuzzi island, a children’s water play slide which opens out to a shallow pool, a water jet terrace, and hammocks hung right above the pool surface. Residents will also be able to enjoy the facilities at The Gardens, which include a manicured garden of lush meadows, a recreation lawn, fireflies garden, teepee decks, and a swing garden.
Meanwhile, The Social will feature facilities where homeowners can mingle and gather at various spots over the sprawling landscape, such as the gourmet pavilion and a farm-to-table facility at the Savory Gardens & Harvest Pavilion where residents can attend regular harvesting and gardening workshops. The developers will be offering complimentary monthly workshops for the first year after TOP* to kickstart the farm-to-table journey for residents.
On top of these, there will also be three function rooms designed to suit various events, well-equipped for functions ranging from parties and meetings, to home-based learning and remote working.
Home to scores of retail, lifestyle and nature options, and set within close proximity to many flourishing precincts, The Watergardens at Canberra offers a desirable nature-inspired home within a water garden sanctuary and is set to prosper from Singapore’s growth plans for the North Coast.
