SINGAPORE (EDGEPROP) - Zenith, a 999-year leasehold condo, topped the list of condos that achieved new psf-price highs for the week of June 7 to 14. A 743 sq ft, two-bedroom unit at the development achieved a new record of $2,383 psf when it changed hands for $1.77 million, according to a caveat lodged on June 11.
The seller of the 11th-floor unit had purchased it in a sub-sale for $1.47 million ($1,979 psf) in August 2011. This means they made a gain of about $300,000 on the deal.

The June 11 transaction is the first time a unit at Zenith has crossed the $2,300 psf threshold. The previous psf-price high at the condo was $2,262. This came from the sale of a 743 sq ft, two-bedroom unit for $1.68 million in October last year.

The 85-unit Zenith is located on Zion Road in District 10. It is situated just opposite Great World City shopping mall, which is connected to the Great World MRT Station on the Thomson-East Coast Line. The development comprises a single 13-storey tower that was completed in 2011. Units predominantly comprise one- and two-bedders of 474 to 1,130 sq ft. There are also three-bedroom penthouses of 2,454 to 2,497 sq ft.
Another condo that recorded a new psf-price high was J Gateway, at $2,187 psf. This was achieved when a 700 sq ft, two-bedroom unit on the 26th floor was sold for $1.53 million, according to a caveat lodged on June 10. The seller had bought the unit from the developer for $1.12 million, or $1,605 psf, in July 2013.
The new high beats J Gateway’s previous record of $2,126 psf, which was set in September 2023 when a 484 sq ft, one-bedroom unit on the 34th floor changed hands for $1.03 million.

J Gateway is a 99-year leasehold condo along Gateway Drive within Jurong East in District 22. The development was completed in 2016 and has 738 apartments. The units are a mix of one- to four-bedroom apartments between 484 and 2,024 sq ft. The development is near the Jurong East MRT Station on the East-West Line. It is located across the road from Westgate mall, which is next to Jem shopping centre.
Thomson Three also achieved a new psf-price high during the week in review. This follows the sale of a 1,044 sq ft, three-bedroom apartment for $2.26 million on June 11, which works out to $2,163 psf. The 16th-floor unit was purchased by the seller from the developer for $1.45 million ($1,384 psf) in December 2014. As such, they netted a gain of roughly $810,000 on the sale.

The new high at Thomson Three surpasses the prior record set just two months ago on April 23, when a 732 sq ft two-bedder was sold for $1.56 million ($2,130 psf).

Thomson Three is a 99-year leasehold condo along Bright Hill Drive, off Upper Thomson Road in District 20. Completed in 2016, the development has 435 condo units across 21 storeys. Units comprise one- to four-bedroom apartments spanning between 495 and 1,485 sq ft. The development also features 10 strata semi-detached houses measuring 3,283 sq ft each.
No new psf-lows were recorded during the period in review.
