Three conservation shophouses at Little India for sale from $7.2 mil

SINGAPORE (EDGEPROP) - Real estate agency Feracity Realty announced in a press release on March 13 that it is marketing three conservation shophouses within the Little India Conservation Area. The shophouses can be bought collectively or individually. The properties are within walking distance of Little India and Jalan Besar MRT Stations.
The first shophouse at 34 Norris Road is a refurbished two-storey property with a mezzanine level. The 999-year leasehold development occupies a land area of about 990 sq ft and a floor area of 2,448 sq ft. The guide price for the property is $7.2 million, or $2,941 psf on floor area.
The ground level of the property is currently leased to a traditional Chinese medicine practice, while the upper floor is leased to a co-living space by Singapore-based hospitality business NuVe Group.

The co-living space comprises five ensuite bedrooms, each occupying between 172 sq ft and 237 sq ft. The bedrooms include built-in wardrobes and study areas, and two have kitchenettes.
The second shophouse is a 999-year leasehold two-storey unit located at Dunlop Street. It has a land size of 1,190 sq ft and a floor area of 2,600 sq ft. With a guide price of $7.8 million, this translates to a price of $3,000 psf on floor area.
The Dunlop Street shophouse has an attic on its second floor, which is undergoing extensive renovations to become a four-bedroom unit with outdoor dining.

The third shophouse is located along Dickson Road. It occupies a land area of 1,350 sq ft and a floor area of 3,000 sq ft. It is sold at a guide price of $7.28 million, or $2,427 psf on the floor area.
According to its exclusive marketing agent, Adnic Lee, associate executive director of Feracity Realty, the owner is applying for a change of F&B use for both floors. “The unit is in its original condition and will require some refurbishment. It is ideal for single-family offices looking to design their own office.”
The expression of interest exercise (EOI) exercise for the three shophouses will close on April 15.
