SINGAPORE (EDGEPROP) - A three-bedroom plus study unit at luxury condominium The Orchard Residences, located above upscale mall Ion Orchard in prime District 9, will be auctioned by SRI on Nov 18. The 2,174 sq ft unit is a mortgagee sale with a guide price of $7.8 million, which translates to $3,588 psf.
Based on caveats lodged, the unit was previously purchased from the developer in September 2011 for $9.3 million, or $4,277 psf.
Located on the 44th floor, the unit comes with a private lift lobby. It features a regular layout, with a spacious living and dining area that opens to a balcony with unblocked views of the city facing Orchard Boulevard.
It has a wet and dry kitchen fitted with Gaggenau and DeDietrch appliances and a Sub-Zero refrigerator, and bathrooms feature Hansgrohe fittings. There is also a service yard and a bomb shelter. All three bedrooms are en suite, while the master bedroom includes a walk-in wardrobe. The study has direct access to the balcony.

Fifty-six storeys tall, The Orchard Residences was completed in 2010 and has 175 apartments. Typical units at The Orchard Residences start from 1,808 sq ft for three-bedders and 2,465 sq ft for four-bedders. There are also four penthouse units starting from 4,273 sq ft.
The development is the residential component of the integrated retail and residential development jointly developed by CapitaLand and Hong Kong property developer Sun Hung Kai Properties. The 99-year leasehold project comprises the eight-level Ion Orchard and The Orchard Residences. Following its launch in July 2007, all four penthouses were sold at prices ranging from $5,000 psf to $5,600 psf, with the largest penthouse sold for $28 million.
