The Tapestry scores wins for sustainable design, interior design and top development

SINGAPORE (EDGEPROP) - Mainboard listed property developer City Developments Ltd (CDL) achieved several firsts when it launched The Tapestry in March 2018. It was the first premium suburban condominium project to be launched last year. The preview drew more than 5,000 people on the first weekend; and 315 units were sold on the first day of launch. It was also one of the best-selling projects last year.
Today, the project is 80% sold, with an average selling price of $1,340 psf.
The Tapestry has also set a new benchmark for the neighbourhood of Tampines, both in terms of pricing and product offering. Designed by ADDP Architects with landscaping by Tinderbox Landscape Studio the project won the Sustainability Excellence and Top Development (uncompleted) Awards at the EdgeProp Singapore Excellence Awards 2019.
The show flats – designed by interior designer Cynosure Design – also scored a Top Interior Design Award for Showflat Design at the same ceremony.

The 99-year leasehold condo has 861 units in seven 15-storey blocks arranged around a 233,769 sq ft site. All the facilities are also connected together, says ADDP Architects.
Inspired by nature
The main entrance into The Tapestry is from Tampines Street 86, which is a quieter street compared to Tampines Avenue 10, which is a busier road. From the entrance, residents or their guests will be dropped at the arrival court, which is landscaped, with a sculpture and a reflective pool.
According to ADDP Architects, the façade of the project was inspired by the history of the place, which was once a forested area with mainly ironwood trees. This is expressed through the “slim and deep façade” of the blocks, and the woody, brown palette.
Facilities for everyone
Meanwhile, landscape architect Tinderbox Landscape Studio has created a “home within a resort” concept with a pool-centric design. The central feature is a 100m infinity pool interlocked with a 50m lap pool to create an L-shaped central water body. Residents of units on the first level of two blocks that front the infinity pool will also be able to enter the pool directly from their balconies.
There is also a central lawn acting as a sort of green lung. This way, all units are assured of a view of the swimming pool or landscaped garden.
Attention has been paid to providing facilities, which number more than 50 and are clustered in 10 different zones. There are five pools in the development and they are surrounded by themed gardens and pavilions with barbeque grill, which is ideal for social gatherings. There’s also a gym and clubhouse with pool views, a sunken tennis court and jogging track that links to the park connector.

Also available are play areas for both children and pets. But if it is some peace you are after, you could take advantage of the quiet and relaxing corners such as the hydro veranda for some well-deserved alone time. Best of all, young families will be pleased to learn that The Tapestry will have a childcare centre with its own dedicated entrance and drop-off area.
Sustainable design
Besides winning the Sustainability Excellence Award at EdgeProp Singapore Excellence Awards this year, The Tapestry also received the highest accolade – the Green Mark Platinum award – from the Building and Construction Authority (BCA).
CDL was also conferred the Quality Excellence Award – Quality Champion (Platinum) at the BCA Awards 2019, the only developer to win it for seven consecutive years.
As part of its passive cooling design, more than 90% of the units are oriented in a north-south direction. Units are also designed with balconies and other sun shading elements, such as horizontal ledges and tinted window glass, to reduce the glare of the sunlight.
Every apartment will also be fitted with a Haiku ceiling fan, water efficient and energy efficient accessories and fittings. Four-bedroom, four-bedroom dual-key and five-bedroom dual-key-plus-study units will come with private lift access.
“In most projects these days, there’s very little storage space provided; but we are providing storage space,” says Alfred Ng, assistant vice president of projects for CDL. “Through the show flats, we also demonstrate the clever use of space.”

Smart home features
The development will also be constructed using prefabricated prefinished volumetric construction (PPVC), which minimises noise and dust pollution in the neighbourhood. This is because much of the construction is done off-site.
Other green features include pneumatic waste collection and disposal system; double refuse chutes for recyclable and non-recyclable waste; as well as rainwater discharge system at the roof. Bicycle parking spaces will also be provided at the basement level with good access to bus stops.
On top of that, CDL will also be providing homeowners with a smart home system which includes a voice assistant, digital lockset, main door sensor, lighting and air-conditioner controls.
To promote community bonding and interest in gardening, the development will also set aside spaces for community gardening.
