SPH-Kajima previews The Woodleigh Residences at prices from $1,873 psf

Singapore Press Holdings (SPH) and Japanese property developer Kajima Development previewed The Woodleigh Residences on Oct 27. “Despite a slew of property launches this Saturday, the soft launch of The Woodleigh Residences has attracted a good turnout of over 2,100 visitors by 7pm,” says Winfrid Wong, assistant marketing manager of Kajima Development.
The 667-unit The Woodleigh Residences is part of an integrated development with The Woodleigh Mall, the Woodleigh MRT station on the Northeast Line and Singapore’s first underground bus interchange station. As part of community building, a 64,583 sq ft Community Club and a 23,573 sq ft Neighbourhood Police Centre will be included as part of the integrated development in collaboration with the People’s Association and the Singapore Police Force respectively.

The project is situated on a 273,847 sq at site at the junction of Upper Serangoon Road and Upper Aljunied Road. It marks the first integrated development in the new Bidadari Estate. The joint venture partners emerged at the top of 12 bids in a government land tender in June last year, and had purchased the site for $1.132 billion or $1,181 psf per plot ratio (psf ppr).

The development comprises a range of two- to four-bedroom units. Sizes start from a compact two-bedroom unit of 570 sq ft and priced from $1.088 million ($1,909 psf); from 850 sq ft, three-bedroom unit of $1.664 million ($1,957 psf); and from $2.55 million for a 1,270 sq ft, four-bedroom unit. Some of the four-bedroom units come with a flexible space where the partition wall can be removed to create a bigger room. According to Kajima’s Wong, the expectation is that 90% of the buyers are likely to be owner occupiers, hence, the units are sized to appeal to them.

The project is designed by renowned architectural firm DP Architects. All the units have a north-south orientation in order to maximize cross ventilation. More than three quarters of the units will enjoy views of the Bidadari Park and Alkaff Lake. The development is also by the Heritage Walk, which is lined by conserved raintrees.
Units at The Woodleigh Residences come with high specifications--from De Dietrich kitchen appliances, to bathroom fittings from Grohe’s New Lineare Hotel Range. Every bathroom in the master bedroom will be fitted with a washlet from TOTO, a globally acclaimed brand from Japan.
Kazunori Ichihashi, project director at Kajima Development is not concerned about the many other competing projects in the District 13 neighbourhood, nor the short-term impact of the latest round of property cooling measures. “This time of the year is a proper time to launch [The Woodleigh Residences],” says he says. “Singapore is a country with sound economic fundamentals.”
The project is expected to launcha fortnight later on Nov 10. The project is jointly marketed by OrangeTee & Tie and Savills Singapore.
