SINGAPORE (EDGEPROP) -- Having a city-edge address offers many benefits for homeowners and investors alike. Convenience and proximity to the city centre is obviously one of them.
The Landmark, located along Chin Swee Road in District 3, is just a five-minute drive away from Singapore’s Central Business District. The famed Orchard Road shopping belt, as well as Robertson Quay and Clarke Quay, are a stone’s throw away from the development.
Closer to home, The Landmark is located within walking distance of Pearl’s Hill City Park, as well as the Chinatown heritage trail.
In addition, the development has easy access to the Central Expressway. It is also within walking distance to two MRT stations: Chinatown MRT Station on the Downtown and North-East Lines; and Outram Park MRT Station on the East-West and North-East Lines, and the future ThomsonEast Coast Line.
Moreover, the development comes with complimentary shuttle bus service that ferries residents to and from Clarke Quay MRT Station on the North-East Line, Outram Park MRT Station, as well as Great World shopping mall.
The Landmark is also located near the upcoming Singapore General Hospital Campus, which will be Singapore’s largest medical campus, and the Greater Southern Waterfront.
The hills are alive
Residents seeking a respite from the hustle and bustle of the city can look to the leafy urban oasis that is Pearl’s Hill City Park.

Perched on the hillslope overlooking the verdurous park, all 396 of the one- to three-bedroom units within the 39-storey condominium will get to enjoy magnificent views — either unobstructed views of the city skyline and park, or views of the Singapore River and the surrounding neighbourhood.
According to Kain Sim, co-founder and group chairman of Hong Kong-listed ZACD Group, the scenic views on this site, when the development was the former 38-storey Landmark Tower, were the “best-kept secret in Singapore”.
The tower, which is designed by Singapore’s oldest architectural firm, Swan & Maclaren Architects, was also created to integrate seamlessly with Pearl’s Hill City Park. Here, the project features heavy green accents — from its landscaped grounds on the first floor to the podium, sky terraces and rooftop terrace.
ZACD Group, together with its partners SSLE Development and MCC Singapore, won the tender for the collective sale in May 2018. The consortium also oversaw the development of the new project.
Flexibility is key
At The Landmark, units are designed with flexibility in mind, amid the current trend of working from home.
Rebecca Chia, director of Swan & Maclaren Architects and the lead architect for the 99-year-leasehold project, says the units have the flexibility to be reconfigured. These units come with a regular layout in a bid to optimise space, as well as maximise light and ventilation in the interiors, she adds.
This includes the balconies for the units, which serve as an outdoor space, as well as an extension of the interiors.
Living the park life
When completed, the development will offer about 60 facilities on five different floors. These include the 50m infinity pool and children’s waterpark on the second floor; a jacuzzi, steam room and gardens on the 14th floor; as well as a café, sky lounge and porticos overlooking the city skyline on the 34th floor. At the peak of the building, residents get to soak in the breathtaking views of the CBD and the heritage shophouses around the area — either on the deck, or with an al fresco dining experience at the dining pavilion The Verandah.

It will also have a side-gate that gives residents access to Pearl’s Hill City Park itself.
Set to obtain its temporary occupation permit in March 2025, The Landmark has a total of 396 units comprising one- to three-bedroom apartments measuring between 495 sq ft and 1,141 sq ft.
Prices start from $2,173 psf. Homeowners and investors looking to own a piece of The Landmark will get to enjoy a direct developer discount of up to $100,000.
