Setting high bar in design and facilities

SINGAPORE (EDGEPROP) - The Criterion has clinched the Top Executive Condominium Award at the EdgeProp Excellence Awards. The development was commended by the panel of judges for its overall excellence in design, innovation, sustainability, and landscaping.
The Criterion is an executive condominium (EC) that was jointly developed by City Developments (CDL) and TID — a joint venture between Hong Leong Holdings and Mitsui Fudosan. The EC is in District 21 and was completed in 2018. The 505-unit development comprises two- to five-bedroom units of 700 sq ft to 1,410 sq ft, and four penthouse units of 1,636 sq ft. The entire 17,940 sq ft site includes 10 residential blocks of 13 storeys each.
Designed with end-user in mind
The Criterion scored for its overall excellence in design and innovation. As an EC, The Criterion is a hybrid project encompassing aspects of both public and private housing. Such projects tend to attract a wider range of homeowners compared to private residential developments.

The developers recognised that families have a variety of lifestyle requirements, and hence selected units in the EC offered the option to customise rooms with flexi layouts and configurations. The developers say that this has been especially useful for multi-generational families which need more living space, as well as owners who prefer to have more personal space.

The Criterion scored well in the areas of exterior aesthetics, design concept and facilities. It also received high marks for encouraging community engagement among residents, and for the high degree of smart home features available.
According to project architect Consortium 168, the EC’s design was inspired by traditional Chinese paintings that depict mountain landscapes and water elements. This influenced the layout of the residential site, with the 13-storey blocks representing hills surrounding a lake, in this case, a 50m swimming pool.
The architect adds that the blocks are purposefully aligned to provide most units with views towards the Orchard Country Club golf course and the Lower Seletar Reservoir.
The Criterion also boasts 58 different facilities for residents, making it a stand-out EC development offering the largest number of facilities. These include a garden dining area, and facilities and spaces for community farming, yoga, cycling and swimming. Apart from the 50m lap pool, there is a spa pool, a jacuzzi and a steam room.
Commitment to sustainability
The panel of judges also commended The Criterion for going beyond the statutory requirements for sustainability and showcasing the developer’s commitment to deliver a high-quality product with green features. The EC was given the Gold Plus Green Mark Award by the Building and Construction Authority in 2017.

In terms of facilities, the development provides electric bicycles that are charged by solar energy, as well as recycling facilities at alternate blocks. Overall energy consumption is also reduced at lift lobbies and corridors during the day, as at least 80% of the areas are illuminated by natural light. Motion sensor light fittings at enclosed staircases also help to conserve energy. The common areas are also naturally ventilated.
Other green features in the condo include rainwater harvesting for landscape irrigation and an automatic water-efficient irrigation system that covers at least 50% of the landscape areas around the development. Environmental protection was also factored in during the construction phase, with the development utilising prefabricated bathroom units to reduce construction waste, improve construction productivity, as well as reduce noise and dust pollution.
The award judges commented that throughout the planning and development of The Criterion, CDL upheld its commitment to sustainable building. They noted the deliberate planning to achieve sustainability targets, as well as the provisions for water cycling, heat mitigation and storm water management. The development’s high Green Mark score was also taken into account during their evaluation.
Benchmark EC design
This is the second time The Criterion has been recognised at the EdgeProp Excellence Awards. At the EdgeProp Excellence Awards 2019, the EC took home the Top Development Award for a completed project in the non-Central area.
As an EC, The Criterion has proven to be a benchmark development in terms of its design concepts, sustainability, liveability and resident wellness. This year, CDL also walks away with the Top Developer Award — the only developer to consecutively receive that honour for the past four years. Three other developments by CDL also took home awards this year, including Sengkang Grand Residences, Piermont Grand and Amber Park.
