Sengkang Grand Residences has won the sustainability award in the completed mixed-use development category at the EdgeProp Excellence Awards (EPEA) 2024. This is the second time the 680-unit condominium has received recognition at the EPEA, having previously won the Innovation Excellence and Top Development awards in 2020.
This year, the condo scored top marks for its sensitive green design and implementation of sustainable features. The project was designed by homegrown architecture firms MKPL Architects and SAA Architects, with Singapore-based Coen Design International as the landscape architect.
The condo is part of Sengkang Grand, an integrated development located at Sengkang Central in District 19. The project was jointly developed by mainboard-listed developers City Developments (CDL) and CapitaLand, which secured the government land sale site through a concept-and-price tender in 2018.

The integrated development was envisioned as a beacon for the Buangkok community, providing residents with direct access to lifestyle conveniences and a vibrant community living experience all under one roof, says Lee Mei Ling, CDL’s executive vice president and head of property development.
Sengkang Grand Residences spans nine residential blocks built atop the Sengkang Grand shopping mall. Residential units range from one- bedroom-plus-study to four-bedroom apartments and are sized from 474 sq ft to 1,324 sq ft. Based on caveats, the project was completely sold in August 2022, nearly two years after it launched for sale in November 2019.
Meanwhile, the three-storey mall offers 300,000 sq ft of lifestyle and retail options, including a community club, hawker centre, community plaza and childcare centre. The development is integrated with a transport hub that includes Buangkok MRT Station (on the North East Line) and an air-conditioned bus interchange.
Sustainability meets innovation
Sengkang Grand Residences stands out with green communal amenities and well-designed landscaping throughout the development. The construction, however, was not without its challenges, says CapitaLand’s chief development officer Goh Ah Moi.
“The construction of the integrated development was highly impacted by the pandemic then, which added to the already technically complex and challenging integration and construction of the green features for each component,” Goh adds.
To address these challenges, CapitaLand adopted an innovative and sustainable approach to the project. For the first time, the developer worked with three government agencies to carefully plan and ensure the seamless integration of a community club, hawker centre and bus interchange into the Sengkang Grand mixed-use development.

“We meticulously wove in green features to enhance the living environment and promote sustainable practices not only for our residents but also for the surrounding community. It was crucial for us to keep sustainability at the forefront of this development without compromising on community and retail spaces,” says Goh.
For example, the development’s lush Linear Park spans the entire boundary along Sengkang Central and extends to Compassvale Ancilla Park.
At Sengkang Grand Residences’ Recreation Club, there is a Teepee Gardening area where residents can engage in community gardening. There is also a Sensory Club for residents to take a stroll by the TreeTop walk or the Five Senses Garden. All these green spaces are user-friendly and easy for residents to maintain. She adds: “We are proud that our efforts to deliver our sustainability excellence promise for this integrated project has been recognised with the EPEA 2024 Sustainability Award.”
Sustainable design
The development incorporates numerous energy-efficient features. Construction materials have been sustainably sourced and certified as environmentally friendly by the Singapore Green Labeling Scheme.
The building exteriors use high-performance glazing to reduce solar heat gain, and the blocks are oriented to maximise natural light.
Natural ventilation is enhanced in both common areas and within the residential units, reducing the need for fans or air conditioning. LED lighting with motion sensors in common areas maximises energy efficiency.

The rooftops feature a siphonic rainwater discharge system that collects rainwater for residents’ use. Inside the buildings, the lifts are equipped with regenerative drives that return energy to the building’s power grid for other power needs, along with a sleep mode function.
All interior walls are also painted with low-volatile organic compounds to ensure healthy indoor air quality.
Meanwhile, all units are provided with energy-efficient air-conditioning systems and water-efficient sanitary fittings.
Sengkang Grand Residences has also received the Green Mark Gold Plus rating from the Building and Construction Authority in recognition of its excellent energy-efficient design.
