Royalgreen sees new high of $2,939 psf

SINGAPORE (EDGEPROP) -- In this column, we look at condominium projects that have achieved new highs in terms of psf prices and those that have seen new lows. This is based on URA Realis data for the period of Dec 24 to 30, 2021.
Highest psf prices
At the top of the list is Royalgreen with a new high of $2,939 psf, for a unit sold at $3.7 million, according to a caveat lodged on Dec 30. The 1,259 sq ft, four-bedroom apartment sits on the first floor of one of the blocks.

Royalgreen is located on Anamalai Avenue, just off Bukit Timah Road and Sixth Avenue in prime District 10. The project is also within close proximity to Sixth Avenue MRT Station on the Downtown Line, as well as top schools such as Hwa Chong Institution, Nanyang Primary School and Methodist Girls’ School.
Completed in 2021, Royalgreen has a total of 285 units across eight 5-storey blocks on a freehold plot of 174,176 sq ft. Units here comprise two- to four-bedroom apartments that measure from 635 sq ft to 1,475 sq ft. There are no one-bedroom suites.
Royalgreen is the final project in developer Allgreen Properties’ The Bukit Timah Collection, which has a total of three projects. The other two are the 476-unit Fourth Avenue Residences, a 99-year leasehold condo fronting the Sixth Avenue MRT Station, and the 115- unit, freehold Juniper Hill on Ewe Boon Road.
Residences @ Killiney also hit a new high with the sale of a 1,076 sq ft unit for $2.5 million, or $2,323 psf, on Dec 29.

The two-bedroom apartment is located on the seventh floor of a single 10-storey block in the freehold project.
The boutique development by Hoi Hup Realty contains just 68 units. Completed in 2012, the project comprises a mix of two- to five-bedders measuring 1,055 sq ft to 6,760 sq ft.
Residences @ Killiney is located on Killiney Road in prime District 9. It is within walking distance of Somerset MRT Station on the North-South Line, as well as malls such as 313@Somerset and Orchard Central.
