Riverfront Residences claims second Design Excellence award

Mega development Riverfront Residences clinched the Design Excellence Award at the EdgeProp Excellence Awards 2024. This is the second time Oxley Holdings and its joint venture partners have claimed a win for this 1,472-unit condo.
In 2019, a year after the project was launched, Riverfront Residences swept up three awards in the Residential (Uncompleted), Non-Central category: Top Development, Design Excellence and Innovation Excellence. Oxley also took home the coveted Top Developer Award that year.
Riverfront Residences was jointly developed by mainboard-listed Oxley, KSH Holdings, SLB Development, and Apricot Capital. ADDP Architects helped realise the design concept, supported by landscape architect Ecoplan Asia.
The completion of Riverfront Residences last year finally revealed the visual spectacle of this riverfront project. The 99-year leasehold project is located along Hougang Avenue 7 in District 19. The residential units are spread across nine 17-storey blocks and 21 strata landed houses. There are also six strata retail shops.
The project scored top marks for its consistent design, thoughtful site consideration and practical unit layout.
When it was initially previewed, the development attracted keen interest from upgraders living in the nearby HDB estates of Hougang, Upper Serangoon, Punggol and Sengkang. Before Riverfront Residences entered the market in 2018, the last new condo was the 1,165-unit Kingsford Waterbay on Upper Serangoon View in 2015.
At Riverfront Residences, two- and three-bedroom units comprise 58% of the units, while one-bedroom and one-bedroom plus study units comprise 32%. Larger-sized units, such as four-bedders and four-bedroom strata landed houses, make up the remaining 10%.
One-bedroom units start at 463 sq ft, while two-bedroom units start at 603 sq ft. Typical three-bedroom units start at 872 sq ft, but the premium three-bedroom units are 1,066 sq ft in area. Four-bedroom units start at 1,410 sq ft.
The planned sales launch of Riverfront Residences was brought forward to July 5, 2018, to beat the series of cooling measures that would take effect at midnight. The developer facilitated more than 500 transactions within five hours as anxious buyers flocked to the crowded show flat to secure a unit before higher ABSD and LTV limits kicked in at midnight.
All the units at Riverfront Residences have been fully taken up, with the final unit sold in January. It was an 872 sq ft, three-bedroom unit that fetched $1.49 million ($1,710 psf).
The project has won previous accolades, including three awards at the EdgeProp Excellence Awards 2019.
The panel of judges for the EdgeProp Excellence Awards 2024 scored Riverfront Residences highly for its practical unit layout and design, which catered to the needs of owner-occupiers and families of different sizes.
The judges also praised the sensitive planning of the residential blocks, which are positioned in a North-South orientation to minimise excessive sunlight exposure but maintain clear lines of sight of the adjacent river, greenery and landscaped areas within the condo for most of the units.
The condo’s two swimming pools, 75m long and 50m long, are focal points. The judges noted that the spacing of facilities around the swimming pools took into account the large number of families and households living in the condo. Open green spaces like the Picnic Lawn also helped to create a relaxing villa-like atmosphere.
The design of the residential blocks and landed houses also conveyed the premium lifestyle that the developers wanted. This was achieved by selecting the colour and quality of materials used for the residential blocks, strata landed units and landscape design.
Riverfront Residences comprises nine 17-storey residential blocks and 21 strata landed houses.
Adopting a gold, black, grey and white colour palette for façade elements like the balcony railings, bedroom curtainwall, and external walls and ledges also gave off a stylish and clean design aesthetic. Meanwhile, the design of the strata landed houses was inspired by the transitional movement between day and night with a colour palette of dark sky hues and dark, warm tones.
Overall, Riverfront Residences scored top marks for its thoughtful design, architecture that considered the site and its natural surroundings, unit layout, and variety of well-planned amenities. The project was also praised for its integration with the adjacent river and park connector network.
