The retail podium of Sky Eden@Bedok, Frasers Property Singapore’s mixed-use development in Bedok, is for sale via an expression of interest (EOI) exercise. The guide price is $45.2 million.
Comprising 12 strata retail units on the ground floor, the podium has a combined strata area of approximately 11,193 sq ft, which means the guide price works out to $4,038 psf.
The retail units can be sold collectively as a portfolio, on an individual basis, or in separate clusters, says marketing agent CBRE. The units have sizes from 398 sq ft to 1,313 sq ft and are priced from $1.91 million to $5.55 million. All the units are approved for F&B use.

Sky Eden@Bedok, located in Bedok Central, is currently under construction. The upcoming 99-year leasehold development has 158 residential units across two 16-storey towers on a retail podium. It is a few minutes walk from the Bedok Integrated Transport Hub, which comprises Bedok MRT Station and a bus interchange linked to Bedok Mall.

Sky Eden@Bedok launched in September 2022, marking the first private residential launch in Bedok Town Centre in 10 years. Since then, all residences have been fully sold. The development is expected to achieve its temporary occupation permit in 4Q2025.
Michael Tay, CBRE’s head of capital markets for Singapore, says that the strata retail units at Sky Eden@Bedok are "the first private commercial properties to be available for sale in Bedok Town Centre". “Given the asset’s palatable quantum, CBRE is confident that it will appeal to a wide range of investors, including boutique real estate funds, family offices, high net worth individuals, and F&B owner-occupiers who would want to break into the commercial space of a tightly held residential enclave,” he adds.
The EOI for the retail podium will close on April 3 at 3pm.
