When The Reserve Residences launched for sale in May 2023, it quickly became one of the best-selling residential projects to debut last year. The developer released 635 of the 732 units available, out of which 520 were snapped up during the project’s launch weekend. The units sold comprised 82% of the units released and 71% of the total units.
Since then, the development has continued to enjoy robust sales, with about 97% of units taken up to date at an average price of $2,480 psf, based on caveats lodged with URA as of Nov 4. The strong demand reflects The Reserve Residences’ multi-faceted appeal among homebuyers, driven by its strategic location, transport connectivity and surrounding amenities.

Developed by Far East Organization and Sino Group, The Reserve Residences is a mixed-use development located along Jalan Anak Bukit in the Beauty World neighbourhood in Bukit Timah. Besides residences, it includes the upcoming retail mall Bukit V along with serviced apartments. The development will be integrated with a transport hub comprising a new air-conditioned bus interchange and an underground link to Beauty World MRT Station on the Downtown Line.

The Reserve Residences is positioned to be a new community node in the Bukit Timah area, with Bukit V offering over 215,000 sq ft of retail and civic space. Nearby, the upcoming Bukit Timah Integrated Development will house facilities including a new community club, market and food centre.
Lush landscapes
According to the developer, The Reserve Residences aims to enhance residents’ quality of life by seamlessly blending landscape, architecture and urbanism in high-rise buildings.
The project was designed by acclaimed Singapore-based architectural firm WOHA, which drew inspiration from the nature parks and green corridors surrounding the development. The site is located close to the sprawling Bukit Timah Nature Reserve, along with other parks such as the Rifle Range Nature Park and the Rail Corridor.

Several of the parks are home to former mine quarries that have been converted into green spaces. Paying homage to this, The Reserve Residences’ podium features a “quarry-like façade” interspersed with gardens, says the developer. The block housing the serviced apartments also features a terraced facade made with similar materials, making it appear like a cliff.
Landscaping is weaved throughout the entire development, in both horizontal and vertical spaces. Apart from turning the development into a visual extension of the natural surroundings, the lush landscapes contribute to the project’s sustainability, which is built on both active systems (such as deploying rainwater harvesting systems and high-efficiency fixtures) as well as passive design strategies.
One such passive strategy is the inclusion of hollowed-out atriums, which offer shaded areas that are naturally lit and ventilated. Breezeways were strategically incorporated to aid cross-ventilation, while the towers feature a facade using brise soleil – an architectural technique which employs the use of external structures such as fins or screens to shade the building against excessive sunlight. WOHA designed the residential towers to have protruding balconies, recessed apartment interiors and other components to help improve solar shading while reducing heat gain.

The development’s sustainability efforts are also being reflected in its construction. The project utilises resource-efficient construction methods, including the use of prefabricated prefinished volumetric construction (PPVC) for the serviced apartments, opting for a design that avoids extensive excavation, and precasting components for the facade, columns, stairs and refuse chutes, among others.
The Reserve Residences’ thoughtful design and strong emphasis on sustainability appealed to judges of this year’s EdgeProp Excellence Awards, who crowned the project with the Sustainability Excellence and Innovation Excellence awards under the uncompleted mixed-use development category.

Enhanced living experience

Apartments at The Reserve Residences span across four collections: The Reserve Residences, Horizon, Creekside and Treetops. The Reserve Residences Collection comprises 502 units of one- to three-bedroom apartments. The units feature an optimised layout including a wide living room and contiguous living spaces.
The Horizon Collection has 167 units of three- and four-bedroom apartments that are ideal for families, located at the corners of the towers. Besides offering panoramic 270-degree views, they feature flexi-space that can be adapted for various needs.
The Creekside Collection encompasses 48 units of three- and four-bedroom apartments situated in low-rise blocks that overlook the pool or greenery. The low-density collection has just two units per floor, offering extra privacy. Meanwhile, the Treetops Collection has 15 premium apartments comprising four and five-bedroom units, duplexes and penthouses. The large-format units also have flexi-space, along with premium finishes.

The various layouts offer living environments to accommodate a diverse range of residents. In addition, care was taken to include elements that would boost their well-being, including bright and airy interiors, large window frames that maximise views of the natural surroundings, and balconies that extend the living space.

Additionally, residents have access to over 70 lifestyle facilities that are designed to promote activity, relaxation, wellness and social interaction. These include a 50m lap pool, a recreational aqua gym, a 600m jogging trail, work pods, and multiple function spaces.
The well-rounded amenities are complemented by the development’s use of technology to enhance the overall living experience. For example, each home is equipped with a smart gateway that is designed for plug-and-play compatibility with smart devices. In addition, residents have access to a portal that facilitates bookings for amenities, getting community updates, and other services.
