The realtor with an edge

When ERA Realty’s Samuel Kng first stepped into the industry, he knew it was going to be a fulfilling path full of diverse situations requiring exceptional perspicacity. This complemented Kng very well because he was always a determined and steadfast person with an indomitable spirit. Previously hailing from Raffles Institution and SMU Real Estate, Kng has developed an unwavering essence for success, constantly striving for the best for all his clients.
For Kng, his cumulative experiences taught him about his responsibility as a realtor. “Clients are looking for someone who understands their needs. My role is to identify their pain-points and cater to their needs in the best way possible,” he explains. “Dynamic awareness and perceptiveness are crucial, and you become a better consultant because of it,” he says.
Indeed, Kng views his tenacity as one of his key strengths that have helped accelerate his career in the property industry. “This line of work involves a lot of challenges. You need to be tenacious and consistent in pursuing the best interests of your clients,” he observes.
Kng is also a Financial Modelling and Valuation Analyst granted by the Corporate Finance Institute. Mathematics was always Kng’s strong suit, clinching an abundance of Gold Awards for Singapore Mathematical Olympiad competitions and consistently ranking in the top 1% of Math Olympiad competitions in Singapore for years. He views his educational background as an added advantage resulting in a more technical and holistic understanding of the property market, which in turn translates into the financial analysis and evaluations he conducts for his clients.
His real estate background, coupled with his driven attitude, has resulted in a steady trajectory of accomplishments. To date, Kng has closed numerous deals across an impressive range of properties. Some of the transactions he brokered include the sale of a landed semi-detached home at Faber Hills Estate for $5.05 million, the sale of a three-storey conservation shophouse in Joo Chiat for $4.3 million, and the sale of a unit at Sentosa Cove’s luxury condominium Cape Royale for $5.64 million.
This consistent track record of deals has afforded Kng widespread recognition for his work. Recently in August, he achieved the coveted Diamond Award, which is bestowed by ERA to agents that earn $100,000 or more in a single month. He has also consistently racked up other top achiever awards at Preeminent Group, the division under ERA which Kng is a member, as well as at the wider ERA level.
Getting the best outcome for clients
While the awards are a testament to his hard work, for Kng himself, the more gratifying aspect of his career comes from being able to execute deals consistently and delivering what clients are looking for. “I derive satisfaction when clients are happy with a deal that I’ve managed to close for them at a good price, or when they benefit from my analysis and input,” he says.
This viewpoint shapes how Kng interacts with clients. “Clients want an agent that’s not only knowledgeable about their property and the market, but also someone who is consistent and reliable,” he explains. To that end, Kng pledges an unwavering dedication to clients who place their trust in him. “I am there to handle everything for them, from end to end,” he asserts.
He also views his relationships with his clients through a long-term lens, rather than taking a narrow view with the intent of just closing a deal. “Sometimes, a property owner may not be ready to sell, or a buyer may not be ready to purchase at that exact moment.” he observes. Rather than pushing for transactions with less-than-ideal terms, Kng constantly strives to achieve the best outcome and maintain good relations with his clients.
For example, earlier this year, one of Kng’s clients tasked him with looking for a landed property within a specific area of the Seletar Hills residential enclave to purchase for investment purposes. Kng methodically sifted through listings and his leads, narrowing down on properties that fit the client’s needs and budget. Through his work, he was able to find the ideal property for his client and negotiated a deal at a price of $3.088 million for the intermediate terraced property.
Now, just a few months later, transacted prices of similar properties in the area have jumped up to around $3.5 million. “My client was really happy with the deal he had gotten on his house,” Kng relates. He was also able to secure a tenant for his client for the property.
Marketing multiple GCBs and luxury condominiums
Though he already has a solid track record of notable deals under his belt, Kng shows no signs of slowing down. He is currently marketing a wide portfolio of properties which includes a long list of luxury condominium units and landed homes.
Among these is a selection of Good Class Bungalows (GCBs). One GCB Kng is marketing is located in the Singapore Botanic Gardens’ vicinity. The property sits on a land area measuring around 15,000 sq ft, the key feature being a tremendously private, picturesque, and serene environment, Kng shares. This unique GCB plot also holds immense intrinsic value due to the growing scarcity of GCBs and the inherent proximity to Orchard of this specific GCB. The property comes with an asking price of around $55 million.
Kng is also marketing a GCB in the Caldecott Hill Estate in District 11. The property has a land area of around 20,000 sq ft. Noting that the 7-bedroom house that sits on the site had some additions and alterations done within the past 15 years, Kng says the plot is ideal for potential buyers looking for a large GCB plot in a private landed enclave to develop their perfect home. The property is up for sale at around $35 million.
Additionally, Kng is marketing several penthouses with various price tags ranging from around $10 million to $30 million. These impressive penthouses, at sizes of around 3,000 sq ft to 8,000 sqft, can be found in District 9 (Orchard), District 4 (Harbourfront/Sentosa) and the Central Business District, with gorgeous city and/or sea views.
