SINGAPORE (EDGEPROP) - Nestled within the Woollerton Park Good Class Bungalow (GCB) area, a double- storey bungalow with a basement has been put up for sale with a price tag of $26.8 million. The house has a built-up area of approximately 7,500 sq ft and sits on land spanning 14,315 sq ft. The asking price translates to $1,872 psf based on land area.
“I am selling the place as we are moving to a smaller home. My children have grown up and only my son and his family are living here with us now. The house is currently too big for us and we barely use all the space,” says one of the owners, speaking in Mandarin.
The bungalow has five bedrooms with en suite, two helpers’ rooms, an entertainment room, a store room for the owner’s art collection and a 12m swimming pool. Meanwhile, the parking space can fit up to six cars comfortably.

“One of the things I will miss about the house is its views. Going about my daily routine, I rarely spend much time taking in the views,” laments the owner. “I should have spent more time drinking tea out here on the balcony. It is serene and relaxing with the Singapore Botanic Gardens in the background.”
The property has a few balconies, one of which extends from the dining area and over- looks the pool and the Singapore Botanic Gar- dens, which is a short walk away. It is also with- in walking distance to Farrer Road MRT Station on the Circle Line and a short drive to Holland Village and the Orchard Road shopping belt.
“Bungalows and GCBs at Woollerton Park are extremely hard to come by, especially one that is within the 1km radius of Nanyang Primary School and with excellent transport links,” says Chermaine Koh, associate group division director at PropNex. She is the exclusive marketing agent for the bungalow.
Based on URA Realis data, the last transaction recorded for a GCB was for one with a land size of 16,587 sq ft. The GCB was sold in June 2010 for $13.95 million or $841 psf.
Koh reckons that the bungalow for sale will appeal to families with young children, given its proximity to lifestyle options and amenities. “The bungalow has a garden with a gazebo where families can enjoy [spending] time together. The Singapore Botanic Gardens nearby also provides another option for leisure or out- door activities,” she says.
The owners spent $500,000 renovating the bungalow in 2010. “When we renovated the house, we didn’t want it to look like a hotel. Some of my friends do that. They end up being uncomfortable in their own home because everything needs to be in order and there’s an image to upkeep,” the owner says. “When they come over, they tell me, ‘This place feels like home.’”
