Perennial Holdings wins SLA tender for Jervois Road property

The Singapore Land Authority (SLA) has awarded the tender for a two-storey colonial house at 106 Jervois Road to Pre 23, a subsidiary of Perennial Holdings. The price and quality tender for the property, which occupies a land area of 64,262 sq ft and has an estimated gross floor area of 7,625 sq ft, had closed on Oct 30 of last year.
Pre 23 submitted the sole bid for the site with a monthly rental amount of $19,063. The tender was awarded with a lease tenure of three years with the option to renew the lease for an additional three years.
In a Feb 10 press release, Perennial says it will open a private integrated rehabilitation and Traditional Chinese Medicine (TCM) sanctuary at the property. The centre will provide Western and TCM preventive and post-care treatments focusing on integrative rehabilitation.

Preventive treatments will cater to seniors who are generally healthy to fight frailty and build strength and resilience, while post-care treatments will support seniors’ recovery from illnesses or surgeries and management of long-term or chronic conditions.
The centre will also include the first private studio for Gym Tonic, a strength training programme aimed at preventing disability and frailty among seniors.
Pua Seck Guan, executive chairman and CEO of Perennial, says the sanctuary builds on the firm’s track record for integrative rehabilitation across its eldercare developments in China and Perennial Rehabilitation Hospital in Tianjin. “It will also complement our upcoming Parry Avenue Assisted Living Care development, allowing us to bring together and leverage collective expertise to deliver the best offerings to seniors across both projects in Singapore,” he adds.
Parry Assisted Living Care, located on Parry Avenue, is Singapore’s first private assisted living development. In June 2023, Perennial won the URA and Ministry of Health tender for the site with a bid of $71.99 million. The development comprises 200 assisted living apartment units, a 100-bed nursing home, a wellness clubhouse and a geriatric care centre.
According to Perennial, the centre at Jervois Road will act as a satellite to the Parry Avenue facility. Seniors who no longer require residential care at Parry Avenue can continue to receive preventive- and post-care treatments at the Jervois Road centre.
In China, Perennial has over 60 healthcare facilities in 14 cities. Its eldercare and medical care portfolio comprises 23,000 beds in eldercare homes, assisted living apartments, and nursing hospitals.
