Penthouse at Parc Rosewood on the market for $1.23 mil

SINGAPORE (EDGEPROP) - A three-bedroom penthouse unit at Parc Rosewood — located along Rosewood Drive in Woodlands — is on the market for $1.23 million ($723 psf) via private treaty, according to Edmund Tie, which is handling the sale of the property.
Spanning 1,701 sq ft, the penthouse unit is on the fifth floor of Parc Rosewood, which is located in District 25. It comprises two levels with a roof terrace. As it is in a well-kept, move-in condition, investors will not need to fork out a lot on renovations, says Joy Tan, head of auction and sales at Edmund Tie. The unit is also relatively new, as it was completed in 2014, she adds.
The unit last transacted in May 2012 for $1.24 million ($728 psf), based on caveats lodged with URA.

Potential buyers of the unit will be able to enjoy full condominium facilities at the development such as a 50m lap pool with aqua beds, clubhouse and tennis court, says Tan. There is also an outdoor fitness garden, barbeque area, spa pool with jacuzzi, alfresco party deck and yoga pavilion.

Units of similar size at Parc Rosewood were rented out from $1,900 to $3,200 per month each between last year and 2020 to-date, according to caveats lodged with URA.
The development is in a convenient location, nearby to amenities such as shopping malls and eateries, says Tan. These include malls such as Causeway Point and Vista Point, which are a five-minute drive away.
So far, there have been healthy levels of enquiries, despite Covid-19 dampening market sentiments, says Tan. She also believes this will cater to owner-occupiers who could be HDB upgraders, as it is situated near a number of schools, like Innova Junior College, Singapore Sports School and Woodgrove Primary School. Parc Rosewood is also well-connected to its surrounding areas as well as to the other parts of Singapore via major highways such as the Seletar Expressway, the Central Expressway and the Bukit Timah Expressway.

Meanwhile, investors looking at this unit would be keen to target tenants who are in healthcare, says Tan. This includes those working at Admiralty Medical Centre, Khoo Teck Puat Hospital and the upcoming Woodlands Health Campus, slated to open progressively from 2022.
Parc Rosewood comprises 689 units on a 99-year leasehold. The most recent transaction at the development was on Aug 3, when a 603 sq ft unit on the fourth floor changed hands for $650,000 ($1,078 psf). On July 21, a 581 sq ft unit on the second floor sold for $610,000 ($1,049 psf).
