Park Nova to have biophilic design and large-format units

SINGAPORE (EDGEPROP) - Hong Kong-listed Shun Tak Holdings is launching its first residential project in Singapore, Park Nova. It will open for preview on May 1.
At a media event on April 28, Joanne Goh, assistant director of property sales & marketing at Shun Tak Residential Development, said that the name of the project is inspired by the previous development sitting on the same plot of land, Park House and “nova”, which means “the birth of a rising new star”. It also hearkens back to a collection of properties developed by Shun Tak in Macau.
Shun Tak bought the 43,356 sq ft site of Park House in an en bloc sale for $375.5 million in June 2018. At that time, it set a record psf per plot ratio (ppr) pricing for a collective sale at $2,910.

The 54-unit development will have a biophilic design, inspired by the surrounding greenery. “We saw the aerial view of this area and noticed a lot of green. We wanted to bring greenery from the street level to the building,” says Goh.
Although the site is surrounded by tall buildings, Goh says that the appointed architectural firm — PLP Architecture — has positioned the three stacks in the development to ensure that each stack will enjoy views. PLP Architecture is a renowned London-based architectural firm.
The four-bedroom units will look out to Orchard Boulevard, the three-bedroom units will face Singapore Botanic Gardens, and the two-bedroom units will look out to the landed residential enclave of One Tree Hill.
The building is made up of alternating A-B floor plates, which mimic the shape of butterfly wings. Each unit will have wavy balconies from the inside, looking out to planters that will be maintained by the MCST (Management Corporation Strata Title body).
Given the background of Shun Tak in tourism and hospitality, Goh says that the property leverages the developer’s experience in hospitality to provide comfort and luxury for its residents. For instance, all the bedrooms in the units will have their own attached bathroom for added privacy. All the bedrooms also enjoy views. “None of the bedrooms are considered secondary,” Goh adds.
The fittings come from high-end brands, such as wardrobe cabinetry from Molteni & C, kitchen appliances from Miele and sanitaryware from Laufen. The four-bedroom units will also come with Dada cabinetry systems from Molteni & C. The master bathrooms of the four-bedroom units will also include a sculptural marble bathroom sink.

The interior design in the building, as well as the showflats at the sales gallery, are designed by Brewin Design Office. “Brewin’s interior design elements take on organic forms with monolithic structures,” says Goh, adding that the round and curved forms also reflect the building’s exterior and are subtly elegant.
“Our group executive chairman, Pansy Ho, is very involved in the design at Park Nova. It reflects her taste as well,” says Goh.
There is a lap pool, leisure pool, jacuzzi and garden pavilions on the first floor, and a sky terrace on the 14th floor, where the gym is. Fifty-four carpark lots will be provided.
Goh says that the prices will be available upon application. The two-bedroom with study units are 1,432 sq ft; three-bedroom with study units are 2,207 sq ft; and four-bedroom units start from 2,896 sq ft. The penthouses range from 3,229 sq ft to 5,899 sq ft.
“We have intentionally built larger units because we believe luxury is about having space. Even the two-bedroom units are 1,432 sq ft, and our largest penthouses go up to almost 5,900 sq ft. Large-format units are also highly in demand now,” says Goh.
Park Nova will be located within a three-minute walk to the upcoming Orchard Boulevard MRT Station, and a five-minute walk to Tanglin Mall. It is also a short drive to the Orchard Road shopping belt.
