Newton One penthouse for sale at $13.3 mil

SINGAPORE (EDGEPROP) - A 5,845 sq ft freehold penthouse unit at Newton One is up for sale at $13.3 million with built-in fittings, according to PK Soh, associate division director at Huttons Asia, who is marketing the property on Newton Road in District 11.

Occupying the entire 29th floor, the property is considered “very rare” as it is a single-level penthouse unit in a prime district, remarks Soh. With views of the greenery at MacRitchie Reservoir and the Bukit Timah Nature Reserve, the unit is divided into three distinct wings “that allow family members and guests with segments for entertainment, work and personal space”, he says.
“For example, you could be meeting your business associates at home in the living room and have a serious discussion, while other family members can continue with their own activities, undisturbed and with full privacy in the other wings.”
He likens the layout to a “flower with three petals”, with each petal housing a separate living quarter.

The owner of the penthouse, a Singaporean, purchased the unit 10 years ago after renting it. Some two years ago, he decided to make it his family home, spending over $1 million on renovations. However, he has since moved out to another property of his own and now wishes to sell it, shares Soh.
Entering the unit from the lift, potential residents of the home will enter the lobby area, which houses a concealed full-height shoe cabinet. The living room lies to the left of the lobby, with sliding doors that can be opened out to an outdoor terrace, which is ideal for hosting guests. With this feature, the living area is well ventilated and breezy, allowing ample sunlight into the space. This is “probably the biggest wing of all”, says Soh, and functions “more like a family relaxation corner”.
There are two koi ponds enveloping each side of the living room, which can be shielded from rain once the sliding doors are shut. To beautify the outdoor deck, the owner has also planted some greenery in the space.

Next to the living room is an enclosed study area, which has been fitted out with bookshelves and cabinets. A hidden door in the study leads on out to the common lobby area.
Turning right from the lift, potential residents would enter a corridor, which has been transformed into an art gallery with wooden-panelled walls. This is where the owner used to display his paintings. Along the corridor, there is also a powder room neatly concealed behind the same facade.
The second living quarters of the home accommodates the family room, which then leads out to three bedrooms: An en suite junior suite, the master bedroom and a common bedroom.

Meanwhile, the third wing of the property houses its wet and dry kitchen, and a dining area. The wet kitchen is decked out in Miele appliances and heavy-duty gas stoves, with an industrial-grade burner for those who fancy cooking zichar dishes. There are also two en-suite bedrooms next to the dining room.
Soh believes that the property can attract investors and homeowners. “Beyond just functionality and value, some buyers are also looking at how unique the property is,” he says, adding that a single-level penthouse unit that takes up the entire floor is hard to come by.
He foresees demand for the penthouse to come from homeowners who are staying in large landed homes and intend to downsize to a large condo unit that still offers the expanse of living space, without the hassle of maintaining a big landed property. Soh also has some clients who are residing in a condo property of over 3,000 sq ft, yet are looking for a larger, single-level condo unit.

The most recent transaction at Newton One was for a 1,916 sq ft unit on the 22nd floor which was sold for $4 million ($2,088 psf) on Aug 31. This unit also achieved a record psf price, based on caveats lodged with URA. Prior to this, a 1,216 sq ft unit on the 15th floor changed hands for $2.43 million ($1,994 psf) on April 16.
Completed in 2009, Newton One comprises 91 units across 29 floors. It is a six-minute walk to Newton MRT interchange station on the North-South and Downtown lines. Facilities include a tennis court, swimming pool and barbecue areas.
