Luxury freehold Meyer Mansion seamlessly blends the elegance of seafront mansions in the past with modern luxury living, setting it apart as a high-end residential project in the Meyer Road enclave. The development’s excellent design has earned four awards at its inaugural debut at the EdgeProp Excellence Awards (EPEA) this year for Design Excellence, Landscape Excellence, Top Development and People’s Choice for the residential completed projects category.
Developed by mainboard-listed GuocoLand, Meyer Mansion offers residents premium coastal living by the East Coast beach. Its strategic city fringe location allows residents to enjoy a peaceful environment while remaining close enough to access the bustling city centre easily. The opening of the Katong Park MRT Station on the Thomson-East Coast Line, just a short walk away, has further enhanced connectivity to the city.

Based on the caveats lodged, the development has been fully sold. Meyer Mansion comprises 200 units with a mix of one- to four-bedroom units across a single 25-storey residential tower. There are eight unit types with various sizes and layouts to tailor residents’ diverse family types and lifestyles.

Many of the three-bedroom units and larger include a flexible room — an additional space adjacent to the living room with a removable partition wall.
The marble flooring extends beneath the partition wall, allowing residents to easily expand their living space without the hassle of matching tiles. This feature enables homeowners to adapt their units to suit their lifestyle needs.

The units in the development — designed by Singapore-based ADDP Architects and interior design firm Index Design — are thoughtfully selected to blend old-world aesthetics with a modern twist. The interiors feature a dark colour palette, enhancing the luxurious and contemporary feel of the design.

Each apartment features high-end fittings and fixtures, including hoods, hobs, and ovens from the Swiss luxury appliance brand V-ZUG. The living and dining areas are finished with premium marble flooring, while the bedrooms feature high-quality timber.
The units feature floor-to-ceiling windows to maximise the panoramic views. High-floor units offer sweeping sea views toward East Coast Park or overlook the picturesque Meyer Road landed housing estate.

A distinctive perforated screen provides residents with privacy and shading while still allowing natural light to filter through. The premium four-bedroom units feature two balconies on opposite ends of the living room, offering residents dual views of the sea and city, further enhancing the luxurious experience.

Quiet grandeur

According to EPEA judge Ng Sze Oun, director of greenscape studio Compound Collaborative, Meyer Mansion stands out for its excellent, balanced proportions and thoughtful use of space. He notes that it avoids excessive decoration in both the units and the surrounding landscape. “This approach creates a sense of quiet grandeur and luxury living,” he adds.
For instance, the development mainly uses straight lines and not “fancy curved lines”, continues Ng. “While straight lines are effective and functional, they are also very pleasing to the eye, guiding the flow through the space seamlessly,” he elaborates. “One example of this is at the swimming pool. Though it faces the highway, attention is directed inward and away from the traffic.”
He also highlights the thoughtfully planned layout, which includes well-spaced buildings and a clubhouse set within a spacious lawn. The development fully capitalised on its seaside location. “As you ascend to your unit, views of East Coast Park gradually unfold,” he explains. “The design also screens out traffic noise from the nearby East Coast Parkway, creating a sense of tranquillity despite its proximity to the highway.”
The award-winning development has 200 units
Eighty per cent of Meyer Mansion’s land area is devoted to lush landscaping and premium amenities. The design takes inspiration from classic colonial coastal bungalows that once lined the beach, serving as weekend retreats for the wealthy. These homes were typically set at least 15m back from the shore, with expansive lawns and gardens filled with coconut and palm trees.
True to the colonial bungalow aesthetic, Meyer Mansion features an expansive grand lawn, a signature of GuocoLand. The plant species have been carefully chosen to reflect the nostalgic grandeur, with regal palms-like livistonas adorning the leisure pool area, reminiscent of the landscaping at the Raffles Hotel.

Quiet niches are scattered throughout the development, including swing gardens and misty living pods. These spaces are nestled among the soft, hanging branches of Leptospermum trees, which provide a shaded respite and enhance the coastal aesthetic.
The majestic beach house located next to the 40m lap pool
The development also features an open-air beachside BBQ area, as well as an additional BBQ facility at the beach house next to the 40m lap pool. Each BBQ pavilion includes complete outdoor dining sets and flexible, movable furniture to accommodate groups of varying sizes.
