Logistics building at Jalan Ahmad Ibrahim for sale at $50 mil

SINGAPORE (EDGEPROP) - A two-storey integrated logistics building at 301 Jalan Ahmad Ibrahim, located off Tuas Road, is up for sale via private treaty, according to marketing agent CBRE. The property is priced at “approximately $50 million”, the firm adds.
The site has a land area of 3.7 ha (403,401 sq ft) zoned for Business 2 or heavy industrial use with a plot ratio of 1.4. The land has a remaining lease until 2041. The existing two-storey warehouse facility on the site currently has a gross floor area of about 459,278 sq ft, which includes warehouse space spanning 430,000 sq ft and 26,000 sq ft of ancillary office space.

Given the approved plot ratio of 1.4, CBRE adds that the site has an allowable built-up area of 564,761 sq ft. This means there is an additional 105,483 sq ft of untapped plot ratio.

The existing warehouse features a ceiling height of over 8m per floor and 15 dock levellers for efficiently loading 40-foot containers. There are also 42 container parking lots, a six-tonne cargo lift and two three-tonne goods hoists.
“301 Jalan Ahmad Ibrahim is well-designed to handle high cargo volumes and offers convenient connectivity to major expressways, making it an efficient choice for import and export activities, especially with its proximity to the Tuas Mega Port and Tuas Checkpoint,” says Graeme Bolin, CBRE’s head of occupier and leasing, industrial and logistics services.
The property has dual entrances via Jalan Ahmad Ibrahim and Tuas Avenue 1, offering easy connectivity to the Ayer Rajah Expressway and the Pan Island Expressway.
