Latest landmark is the final flourish in the transformation of central London’s largest regeneration area

Leading residential developer London Square, known for its innovative upmarket homes, has unveiled its latest landmark: London Square Nine Elms, at the UK’s hottest new destination in the centre of the capital.
Standing opposite the US Embassy and overlooking a 5.7ha park, London Square Nine Elms is a 23-storey, six-sided tower of white concrete and bronze panels. Designed by internationally acclaimed architects Allies & Morrison, it will join the string of world-renowned landmarks dotting London’s South Bank.
Prospective buyers will have an opportunity to select from just 186 units at London Square Nine Elms’ first international launch that will take place in Singapore on Oct 29-30, with Savills Singapore as the exclusive marketing agent.

“This is an opportunity to invest in a contemporary residential building that will take its place in the capital’s skyline, alongside the established architectural landmarks recognised all over the world,” says Jo McDonagh, group sales and marketing director, London Square. “With the finest interiors, these apartments are in a class of their own and offer unrivalled elevated London living.”
The apartments encompass studios, and one- to three-bedroom units with open-plan living areas and private balconies. Low-floor units will have views of the US Embassy, an architectural landmark, and the 5.7ha linear park; while the mid- to high-floor units will have panoramic vistas of the Thames and the city skyline beyond.
Interiors come with two schemes: “The Luminous Palette” of stone, light oak cabinetry and matte white; and “The Allure Palette” with dark-hued oak cabinetry, brushed brass ironmongery and concrete finish. Lighting, underfloor heating and comfort cooling will be provided for each unit's living area and main bedrooms.

Residents’ amenities include a dedicated lobby, 24-hour concierge, a lounge with workspaces, as well as communal areas throughout the building and courtyard gardens. Basement parking spaces are provided with electric charging points and bicycle spaces. Security includes CCTV for communal areas and video entry to the main entrance.
The apartments at London Square Nine Elms are “set to become collectors’ items for discerning buyers who want to own a home in one of the most coveted addresses in London”, says Jo McDonagh. “London Square Nine Elms also offers a first-class opportunity to investors looking to benefit from the shortage of high-quality rental homes in prime London.”
London Square Nine Elms sits on a 14ha site that was once part of a larger sprawling plot formerly owned by the Royal Mail. The first phase of the Royal Mail site was sold in 2017, while the final plots were sold to London Square last year.

Hence, London Square Nine Elms is regarded as “the final flourish in the transformation of central London’s largest regeneration area”, adds Jo McDonagh.
Stretching from the Houses of Parliament to Battersea Power Station, Nine Elms is a 227ha mixed-use precinct. Over 5,000 homes have already been completed, with another 15,000 in the pipeline for completion by 2025, including the 186 units at London Square Nine Elms. There will also be 3.2 million sq ft of premium office space, 2.3 million sq ft of retail space, 1,600 luxury hotel rooms, schools and a 30ha park.
The precinct will be served by three tube stations: Battersea Power Station and Nine Elms, both of which are on the Northern Line; and Vauxhall on the Victoria Line. It will have excellent connections to West End, City and Canary Wharf, Heathrow and Gatwick airports, says Jo McDonagh.

Other transport links include national rail, commuter riverboat services, bus and cycle networks. Museums and galleries such as Tate Britain, Tate Modern and the Saatchi Gallery are within easy reach, as are premium shopping areas in Knightsbridge and Regent Street, as well as highly acclaimed and Michelin-starred restaurants and bars.
London’s leading universities – Imperial, UCL, London School of Economics and Political Science, King’s College London and SOAS – are a short distance away, making Nine Elms a desirable place to live for undergraduate and postgraduate students.
London Square Nine Elms’ debut on Oct 7 “created a positive buzz”, especially at the Savills UK China Desk, says Jacqueline Wong, Savills Singapore executive director and head of residential services and international residential sales. Prospective buyers are mostly those whose children are studying in London, she adds.

According to Savills, prime London rents grew 13.5% in the 12 months to June 2022, the result of a sharp increase in overseas tenant applications, with corporate relocation and tertiary education as the two main sources of demand. There is also an ongoing imbalance of supply and demand.
Across Battersea, annual rents have increased by 16.3%, the strongest annual growth in a decade. Relocation for lifestyle reasons is the biggest draw for 57% of renters, both across the UK and among international renters. More than 38% of renters had moved to Nine Elms/Battersea from elsewhere within the Wandsworth and Lambeth boroughs. Savills is projecting a five-year growth in rents of 18.3% for Nine Elms/Battersea.
London Square Nine Elms offers a wide spectrum of unit types, from 462 sq ft for a studio, to 559 sq ft for a one-bed, 825 sq ft for a two-bed and 1,088 sq ft for a three-bed. Many of the units will have river views, according to Savills. Prices will start from GBP599,000.

“There has never been a better time for Singapore buyers to get a foothold in the London property market, with the exchange rate between the British pound and Singapore dollar at a historical low,” says Savills’ Wong.
The developer of London Square Nine Elms will be releasing 45 units in an initial phase for sale in Singapore.
