GuocoLand launches Sky-Bungalow Collection at Midtown Modern with prices from $15.5 mil

SINGAPORE (EDGEPROP) - Mainboard-listed developer GuocoLand has unveiled a new collection of duplex residences at luxury development Midtown Modern. Dubbed the Sky-Bungalow Collection, there are six units available, including a penthouse unit located on levels 29 and 30 of the South Tower.
Each double-storey unit measures 3,616 sq ft and is an amalgamation of two four-bedroom apartments. “We reserved six pairs of four-bedroom units on the top floors of the two towers for this launch,” shares Dora Chng, general manager (residential) at GuocoLand. The units, located on levels 24 to 30, were not put up for sale during Midtown Modern’s launch in March 2021.
Instead, each pair was reconfigured to create a duplex home featuring five bedrooms, making them the largest residences in the development. The units, which launched for sale on July 5, are priced from $15.5 million ($4,287 psf), going up to $17 million ($4,701 psf) for the penthouse Sky-Bungalow, which, besides its top-floor location, offers higher ceilings measuring up to 4.2m on the main floor housing the living and dining area.

Midtown Modern has two other penthouse units, which are simplexes measuring 3,520 sq ft and 3,272 sq ft respectively. The larger, 3,520 sq ft unit was sold for $14.83 million ($4,213 psf) during its launch weekend on March 19, 2021. The smaller penthouse was sold earlier this year on March 27 for $14 million ($4,278 psf), which marks the highest psf price transacted at Midtown Modern. To date, 76% of the development’s 558 units have been sold at an average price of $2,724 psf.
Midtown Modern is part of Guoco Midtown, a 3.2ha mixed-use development by GuocoLand in District 7’s Bugis area, along Beach Road and Tan Quee Lan Street. Midtown Modern, which is a joint venture between GuocoLand, Hong Leong Holdings and Hong Realty, is one of two residential developments at Guoco Midtown, the other being the 219-unit Midtown Bay.
Other components at Guoco Midtown include a 30-storey office tower with 770,000 sq ft of Grade A office space, a five-storey Network Hub that will serve as a business and social space complementing the core office spaces, three retail clusters, and 30 gardens and public spaces spread over 3.8ha.
Larger units ideal for entertaining
GuocoLand’s Chng highlights that the Sky-Bungalows were designed to meet the evolving lifestyle preferences of homeowners today. “We see this trend of buyers asking for larger spaces,” she remarks, noting that many residents need bigger homes that can accommodate a home office in light of the shift towards hybrid working.
Beyond work needs, Chng also notes a growing preference for a comfortable space to entertain visitors. This is another outcome of the pandemic as many turned to hosting friends and family at home due to pandemic-related restrictions.
Taking this into consideration, the units offer a “supersized” living, dining and entertainment area that measures almost 10m in length from end to end. The combined area leads out to a balcony which, along with generous windows throughout the space, gives the main living area 270-degree panoramic views. “We envision the resident of the unit as someone very house-proud who does a lot of hosting at home and would appreciate having this space,” Chng remarks.

The five bedrooms include a master suite that has two walk-in wardrobes and separate “his” and “hers” en suite bathrooms. There is also a junior master suite with a walk-in wardrobe, while the additional rooms can be used as extra bedrooms or converted to other uses such as a study room, home office or family room.
The size of the Sky-Bungalows and the ample number of rooms make them ideal for large families, says Chng. The unit comes with two kitchens — a main kitchen adjacent to the living and dining area, as well as a smaller, secondary kitchen on the other floor. The units also come equipped with a utility room and a dedicated room for laundry and linen storage.
Collaboration with Saporiti Italia
Buyers of the Sky-Bungalows will also have the option of getting their unit interiors designed and furnished by Saporiti Italia. The Italian design and furniture company has carved a name for itself in Singapore through its work with various developers on the interiors of their luxury projects such as CapitaLand’s The Nassim, Wing Tai Holdings’ Le Nouvel Ardmore and SC Global Development’s The Marq on Paterson Hill. Saporiti Italia has also collaborated with GuocoLand in the past, working on projects for the developer such as Leedon Residence and Wallich Residence.
For the launch of the Sky-Bungalows, the firm came up with four pre-made interior designs that buyers can select from, upon purchasing their unit. Alternatively, they have the option to engage Saporiti Italia to create a new, fully-customised design from scratch.
The cost of the interior design and furnishings provided by Saporiti Italia will be in addition to the listed purchase price of the unit. GuocoLand’s Chng estimates that a fully-fitted Sky Bungalow, based on one of Saporiti Italia’s pre-made designs and inclusive of furnishings, could cost around an additional $1.5 million.
Raffaele Saporiti, chairman and CEO of Saporiti Italia, says that the Sky Bungalows provide “the perfect canvas” for the firm’s designs, which aim to combine elements of modernity and nature. Besides the use of soft colours and natural materials, some of the furniture selected also incorporate smart features such as bedside tables integrated with wireless phone chargers and a tea table with an in-built heating plate.

Ultimately, the designs are there to serve as inspiration to the unit owners. “It gives an idea of how much we can actually customise and personalise the space for the homeowner,” Saporiti says.
Chng echoes the sentiment, noting that GuocoLand’s decision to work with Saporiti Italia on the Sky-Bungalows offers buyers the chance to craft a bespoke and unique home. “I think buyers nowadays are so well-heeled and globalised, making them receptive to a lot more designs,” she remarks.
