SINGAPORE (EDGEPROP) - In the Good Class Bungalow (GCB) enclave of Brizay Park, located off Bukit Timah Road, a property at 11 Brizay Park is up for sale. It has a 1950s house sitting on a 17,892 sq ft, freehold site. The property has a 38m-long tree-lined driveway with a small roundabout in front of the house.
The owner is architect Alan Low, former director of architectural firm P&T Consultants. Low purchased the property in 1989. The house at 11 Brizay Park and the neighbouring 13 Brizay Park was once a single property under one title. In fact, the house at 11 Brizay Park was the main house, and 13 Brizay Park was part of the garden.
However, the previous owner had subdivided the property into two, and sold 11 Brizay Park to Low. The existing 1950s house at 11 Brizay Park has a 4,000 sq ft built-up area.

Low envisions that a new mansion designed as “a lush, modern sanctuary” could be built on the site. If the new house were situated further towards the backyard, it would free up the grounds for a grand car porch and lush, landscaped garden.
A new three-level house (including the attic level) could be built on the site. It could have an entertainment space, living and dining room as well as a study on the first level. The second level could contain four en suite bedrooms, with the master suite taking up the entire attic level, which is also where a new swimming pool could be installed. A new cantilevered infinity swimming pool with a glass bottom could be a wow factor for the property, says Bruce Lye, managing partner of SRI, the exclusive marketing agent for the GCB.
Lye believes the 38m-long driveway will appeal to those who want exclusivity and privacy.
The new house could have a built-up area of 15,000 to 16,000 sq ft, which means a capital outlay of $10.5 million to $12.8 million, based on the estimated construction cost of $700 to $800 psf, says Lye.
Another draw of the property is that it is located within 1km of Methodist Girls’ School (Primary), and within 1km to 2km of Henry Park Primary and Pei Hwa Presbyterian Primary School. Given its location off Bukit Timah Road, it is just a four-minute drive to Guthrie House on Fifth Avenue, a nine-minute drive to Holland Village and 10-minute drive to Singapore Island Country Club.
Dempsey Hill is just a 13-minute drive away. The upcoming Jalan Anak Bukit integrated development with transport hub will be a five-minute drive from Brizay Park. Far East Organization had won the Jalan Anak Bukit site in a government land sale in August, with a bid of $1.03 billion.
According to Lye, the leafy, quiet GCB area of Brizay Park, with its parks and open spaces, makes it a draw for illustrious businesspeople with families. The Brizay Park GCB enclave encompasses not just Brizay Park itself, but Wilby Road and Old Holland Road as well.

The latest transaction at Brizay Park was for a GCB sitting on a 17,808 sq ft, freehold site that changed hands for $21 million ($1,179 psf) in November last year. An Inlis search shows that the buyer is Andrew Khoo, co-founder and member of the board at Tessa Therapeutics, a clinical stage biotechnology company focused on cancer treatment.
Further down Brizay Park is the recently completed GCB belonging to Andy Chua, owner of Yun Nam Hair Care, who purchased his 29,785 sq ft, freehold plot for $33 million ($1,108 psf) in 2016. Another neighbour is Benjamin Ngiam, managing director and co-founder of IPC Corp, a property investment and development company.
On Wilby Road is the bungalow of Dora Hoan, founder, co-chairman and group CEO of skincare and personal care empire Best World International. There are very few transactions on Wilby Road: the last was in 2012, when a GCB sitting on a 16,146 sq ft, freehold site was sold for $22.8 million ($1,412 psf), according to a caveat.
Residents at Old Holland Road include property developer Victor Ow, chairman and CEO of Clydesbuilt Group; as well as Teo Hock Seng, executive chairman of Komoco Holdings, the automotive group that represents brands such as Ferrari, Harley-Davidson, Hyundai, Jeep and Maserati.
Jean Yip, the entrepreneur behind the chain of hair and beauty salons as well as an expanding property development and investment portfolio, has her home on Old Holland Road too. According to an EdgeProp search, the house sits on a freehold site of 20,851 sq ft and comes with a 40m-long private driveway.
The latest transaction at Old Holland Road is for a GCB sitting on a freehold site of 25,810 sq ft. The property changed hands for $32.5 million ($1,259 psf) in May this year, according to a caveat lodged then. An Inlis search shows that the buyer is Cheryl Wee, daughter of Jean Yip, and the house sits just a few doors from her family home.

For 11 Brizay Park, the asking price is $33 million or $1,844 psf. “It is in line with asking prices of GCBs in the vicinity today,” says Lye. “There are hardly any other GCBs in the area that is on the market for under $35 million.” The property is available for sale by private treaty.
