Seven years ago, property developer SingHaiyi purchased two sites in the How Sun private housing enclave, bounded by Bartley Road and Upper Paya Lebar Road in District 19. The first site was the former Sun Rozier on How Sun Drive for $271 million in September 2017. That was followed swiftly by the nearby How Sun Park on How Sun Drive for $81.1 million two months later.
SingHaiyi redeveloped both projects together. The former Sun Rozier has given way to the new 250-unit freehold, The Gazania, completed in November 2022. The former How Sun Park is now the 80-unit, freehold The Lilium, completed in 2021. The two developments were launched together as part of a floral-themed series.
The Gazania sits on a site area of 146,046 sq ft. Given its undulating terrain, project architect RSP Architects Planners & Engineers and landscape architect Coen Design International created a tiered landscape with sunken courtyards.

Despite the site's constraints, The Gazania has full condominium facilities, including a 50m swimming pool and a waterfall at the main entrance and drop-off. Besides the swimming pool and pool deck, there is a clubhouse, function room, indoor gym, spa pool, children’s pool, barbeque areas and a Gazania-themed children’s playground.
Other facilities include a scented garden, a reflexology path and a butterfly garden. There is also an open lawn for friends and family to meet and a multi-purpose lawn.
Given its location within a predominantly landed housing estate, The Gazania’s seven blocks are low-rise and five storeys in height.
Units are a mix of one- to four-bedroom condominiums and four-bedroom penthouses and maisonettes. Sizes range from 441 sq ft for a one-bedroom to 1,970 sq ft for a penthouse.
The blocks are oriented so that those looking inward will enjoy a view of the swimming pool, the pocket gardens or the landscaped sunken courtyards. Units looking outward will have expansive views towards How Sun Walk, How Sun Drive and Jalan Kesoma.
The project's thoughtfully crafted design and landscaping, which capitalised on the undulating terrain, earned The Gazania the Innovation Excellence Award at EdgeProp Excellence Awards 2024.

The Gazania’s wide range of unit types has attracted a broad mix of homebuyers.
The project is just a five-minute walk from the Bartley MRT Station on the Circle Line. The Bartley Station is just one stop from the Serangoon MRT Interchange Station (serving the Circle and North East Lines)
and bus interchange, integrated with Nex shopping mall, one of Singapore’s largest suburban malls.
Residents can enjoy the amenities at the nearby new Bidadari Estate via the Woodleigh Station on the North East Line, one MRT stop from the Serangoon MRT Interchange.
The Woodleigh Station is directly linked to The Woodleigh Mall, which opened last year.
Next to the mall are the newly opened Bidadari Park, which includes Alkaff Lake and the new Woodleigh Hawker Centre.
Schools nearby include Maris Stella High School, Paya Lebar Methodist Girls’ School, St Andrew’s Village and Nanyang Junior College.
The Gazania is entirely sold. The latest transaction was for a 904 sq ft, three-bedder that changed hands for $1.998 million ($2,210 psf) in May. The previous owner purchased it for $1.76 million ($1,947 psf) in September 2020.
