SINGAPORE (EDGEPROP) - A 7,567 sq ft, three-storey cluster house — one of the eight homes that make up Teresa Villas, a freehold development on Bukit Teresa Road in District 4 — is on the market for $3.9 million ($515 psf). The property is marketed by the auction team at Knight Frank Singapore and is listed for sale by private treaty.
The strata–detached house comes with a rooftop garden, a basement as well as two dedicated car park lots.
According to Lock Sau Lai, manager at Knight Frank Singapore, each bedroom can fit in a king–sized bed and comes with an en suite bathroom. The house also features a family area, a study area and a private outdoor jacuzzi.

Lock says the owner bought the house when the developer launched it for sale. Based on URA caveats, the property was first purchased for $3.3 million ($436 psf) in November 2008.
The house used to be fully occupied by the owner, his family and several relatives. “But the relatives have moved out and the owner feels that the house is too large for just his family of four,” she says.
“It is rare to find a cluster house of this size on the resale market these days, especially in this particular neighbourhood. Even within the development, half of the cluster houses are smaller, 2½–storey houses,” says Lock. Teresa Villas is located within a quiet residential neighbourhood that comprises landed houses, some shophouses and flats, she adds.
The house was first put up for sale in September last year but marketing efforts were dampened by the year–end holidays and the “circuit breaker” measures put in place in April, says Lock. However, the number of enquiries for this property has picked up recently following the Phase Two reopening, she says.
Lock continues: “Landed homes are still the preferred choice of locals and new citizens. This particular cluster house provides the space they expect, and is reasonably priced compared to some landed houses in the nearby area.”
She expects this house to appeal to buyers looking for a sizeable family home. Families will also appreciate it because the property is centrally located and close to amenities like VivoCity shopping mall in HarbourFront and the eateries and shops located in the nearby Bukit Purmei and Telok Blangah estates. Also in the vicinity are Radin Mas Primary School, CHIJ (Kellock) and CHIJ St Theresa’s Convent.
