Freehold semi-detached house at Langsat Road offered for $3.3 mil

SINGAPORE (EDGEPROP) - A freehold, semi-detached house on Langsat Road, just off Still Road in the east, has been offered for sale by private treaty. An owner’s sale, it was supposed to be auctioned on May 20 by Edmund Tie. Following the latest announcement from Prime Minister Lee Hsien Loong that the “circuit breaker” will be extended until June 1, the next possible auction date would be the later half of June.
According to Joy Tan, head of auction and sales at Edmund Tie, the owners, who have lived in the house since 2002, have decided to sell the property as they want to “right-size” to a smaller home. “The asking price is below valuation,” says Tan.
The corner semi-detached house sits on a land area of 2,599 sq ft and has a built-up area of 3,500 sq ft spanning 3½ storeys. It has a guide price of $3.3 million, or $1,270 psf. There are five spacious en suite bedrooms and an open-roof terrace. The property has dual frontage and enough space to park two cars.

The house is located in District 15, and is surrounded by amenities. The property is a six-minute walk to Eunos MRT Station on the East- West Line. The station is just one MRT stop from Paya Lebar Station, which is an interchange for both the East-West and Circle Lines. The Paya Lebar MRT Station is also linked to Paya Lebar Quarter integrated development, which includes a mall; Paya Lebar Square; and SingPost Centre. This means that the property enjoys a promixity to a mix of F&B and retail amenities as well as offices.
The property is also a short walk to Eunos Market and Food Centre, Geylang Serai Market and Food Centre, Joo Chiat Complex and the Joo Chiat area, which is known for famous eateries and restaurants. Parkway Parade shopping centre is within a 10-minute drive.
Given the location of the semi-detached house, Edmund Tie’s Tan expects the property to attract those with big or multi-generational families who want to be near popular schools such as Haig Girls’ School, Kong Hwa School, Maha Bodhi School and Tao Nan School.

As the property sits on an elevated corner plot, the rooms on the upper floors enjoy a good view of the surrounding landed estate, good cross-ventilation, and a lot of natural light during the day, says Tan.
The house was built in 2002, so it would require major additions and alterations, says Tan. However, the existing house is spacious with the five en suite bedrooms, she points out. The family area on the second level can also be converted into a sixth bedroom if needed, she adds.
According to caveats lodged with URA, large semi-detached houses on Langsat Road are relatively rare. Another freehold semi-detached house along the road was last transacted in May 2010. The 3,014 sq ft property was sold for $2.225 million, or $739 psf.

Just one street away on Joo Chiat Terrace, a freehold, intermediate terraced house sitting on a site area of 1,733 sq ft, changed hands for $2.3 million ($1,330 psf), according to a caveat lodged in March. Last November, a terraced house along Langsat Road, which was built in 1983 and sits on a freehold site of 1,690 sq ft, fetched $2.51 million ($1,486 psf).
According to Tan, the property to be auctioned was supposed to be featured on April 29 at Edmund Tie’s Facebook Live auction event, which was cancelled, and on May 20’s auction. Since the circuit breaker has been extended, the property may go on auction in June instead.
