Freehold semi-detached house at Gentle Road for sale at $7.2 mil

SINGAPORE (EDGEPROP) - A semi-detached house standing on 4,107 sq ft of freehold land at Gentle Road, in the Novena area, is now on the market for $7.2 million ($1,753 psf).
Built in 1981 and designed by an Australian architect, the house is in its original condition. The owners purchased the house in 1983 and have stayed there for around 37 years. They are now looking to downsize.
Laura Moo, marketing manager at PropNex Realty, says that the house was located in a Malay kampong when the owners bought it. They have since witnessed the surroundings develop. “With Bukit Tunggal Road, Mount Rosie and Chancery Lane just behind it, the estate has become an affluent one,” she adds.

“As the house is at the start of Gentle Road, directly behind Revenue House, it’s one of the few landed properties within 500 metres of Novena MRT Station,” Moo notes. Via an underpass that connects Revenue House and Velocity at Novena Square, the property is within five minutes by foot to the station and other malls, such as Square 2 and United Square. It is also near eateries along Balestier Road.
The house has a built-up area of over 3,600 sq ft and is two storeys high. On the first floor, there is a spacious living room and dining area with ceiling height of around 3m. There is also a bedroom that is currently being used as a study. Next to the kitchen, there is a guest bathroom, and at the back of the house, there is a separate helper’s room and toilet.
The living room opens out to a patio and garden patch. Around the house, there is ample space for four cars to park.
The second floor, accessible by a spiral staircase, has an en suite master bedroom, en suite junior master bedroom, two common bedrooms and a common toilet. The stairwell and the foyer area are brightly lit by a skylight.

If the new owner chooses to redevelop the property into a new house with gross floor area of 6,200 sq ft, it would cost about $1.8 million, says Moo. For minor works that do not increase the home’s total floor area by more than 50% and change the major structural elements (additions and alterations), renovations would cost between $300,000 and $500,000, according to Moo.
The road outside the house tends to be busy on weekday mornings and evenings, as well as Friday afternoons, since there is a preschool and a mosque opposite the property. “However, the drop-off and pick-up timings are staggered for the preschool. For the most part of the day and on the weekend, it’s peaceful and quiet,” says Moo.

She adds that the property is great for families with school-going children as there are many schools in its vicinity, including Anglo-Chinese School (Primary), Anglo-Chinese School (Barker Road), St Joseph’s Institution Junior and Catholic Junior College.

Meanwhile, a two-storey detached house next door, also on Gentle Road, has been newly placed on the market. Standing on freehold land of 7,600 sq ft, the house has a built-up area of 6,000 sq ft. With six bedrooms and five bathrooms, it is currently being exclusively marketed by June Leng, group division director at PropNex Realty. Purchased and renovated in 2007, the owners are selling as they are seeking to downsize or move into a penthouse. The asking price is $15.8 million ($2,079 psf).
“Freehold land in the Novena and Chancery area is very limited. The value of the property has grown many times over the last three decades and will continue to grow,” says Moo.
