Freehold bungalow in Braddell Heights for sale at $23 mil

SINGAPORE (EDGEPROP) - A freehold single-storey bungalow along Clifton Vale, off Braddell Road in District 13, has been launched for sale via tender, according to a press release by marketing agent PropNex Realty. The property has an indicative price of $23 million, which works out to $1,465 psf on the land area.
The detached house sits on an elevated site measuring about 15,705 sq ft. It is within an area designated for two-storey bungalow landed housing within the Braddell Heights mixed-landed estate, in the northeast region of Singapore, adds PropNex.
Henry Benjamin Lim, head of Good Class Bungalows and Prestige Landed at PropNex, notes that landed homes on Clifton Vale are tightly-held. “There have only been five transactions done since 2012 - with three deals sealed in 2021 and none this year.”

He anticipates the property to see keen interest from both owner-occupiers and developers looking to redevelop the site for sale. The site can potentially be subdivided into three plots of about 5,200 sq ft each, subject to obtaining the relevant approvals. “We expect developers to be keen on this site for redevelopment in view of the limited supply of brand-new detached houses in the area and growing demand for larger homes among families,” Lim adds.

The bungalow is about 640m from the Lorong Chuan MRT station on the Circle Line and is within 1km of St. Gabriel’s Primary School and Yangzheng Primary School. Other schools within 2km of the property include Cedar Primary, Maris Stella High School, Kuo Chuan Presbyterian Primary, St. Andrew’s Junior School, CHIJ Our Lady of Good Counsel, Raffles Institution, Raffles Girls’ School (Secondary), Catholic High School, and the Australian International School.
Retail and F&B amenities within short driving distance include the Nex shopping mall, Serangoon Garden Market, Chomp Chomp Food Centre, The Poiz and Junction 8.
