SINGAPORE (EDGEPROP) - A row of four adjoining freehold four-storey conservation shophouses near Tiong Bahru Market, on 265, 267, 269 and 271 Outram Road, will be up for sale on Oct 22. The guide price is $50 million, or $2,733 psf based on a gross floor area of 18,295 sq ft.

The property is within the Tiong Bahru Secondary Settlement conservation area, and occupies a land area of 6,125 sq ft. It is zoned for residential use with commercial usage at the first storey.
Altogether, there are a total of four commercial units on the first floor, and 17 residential units spanning the second to fourth floor. Currently, the property is fully leased out; its commercial units are leased to food delivery service FoodPanda and a bistro bar, while the residential units are leased to a master tenant. The sale of the property will come with its existing tenancies, according to Colliers International, which is marketing the property.
The property is one bus stop away from Outram Park MRT Interchange Station, and is six minutes by foot to the upcoming Havelock MRT Station on the Thomson-East Coast Line.
The expression of interest exercise for the property will close on Nov 19 at 3pm.
