Singapore (EDGEPROP) – Having a residential address in the prime districts of 9 and 10 is the desire of many people. However, it is achieved by very few because of the sky-high prices of such homes. Owning a freehold condo unit of at least 7,000 sq ft in the prime districts is an achievement that most can only dream of.
We combed through the sales listings on EdgeProp and identified several freehold condo units of at least 7,000 sq ft in Districts 9 or 10 that may be your aspirational home.
Everything at your doorstep
At the time of writing, there were a number of listings for Skyline @ Orchard Boulevard with asking prices ranging from $52.2 million to $63.0 million. The freehold development is located along Anguilla Park in District 9. The boutique development has only 40 units and obtained temporary occupation permit (TOP) in 2015.

The luxurious development is located a stone’s throw away from Orchard Road. Immediate neighbours include Ion Orchard, Wisma Atria, Wheelock Place, Four Seasons Hotel, St. Regis Hotel Singapore, and Orchard MRT Station.
The listing for Skyline @ Orchard Boulevard with the lowest asking price of $52.2 million ($5,500 psf) is a 9,494-sq ft unit on a high floor. The three-storey unit has a private pool on its roof terrace. The listing with the highest asking price of $63.0 million ($6,636 psf) is a brand-new three-storey penthouse unit with a private lift as well as a private pool on its roof terrace.
Living it up along Bukit Timah Road
Parents will love Wing On Life Garden because the 81-unit development is within a 1km radius of numerous reputable schools, including Singapore Chinese Girls’ School (Primary and Secondary), Anglo-Chinese School (Barker Road), and St. Joseph’s Institution.
Additionally, the development is located near Balmoral Plaza, Newton Food Centre, The Tanglin Club, The American Club, Shangri-La Singapore, Goodwood Park Hotel, as well as Stevens and Newton MRT Stations. This freehold condo obtained its TOP in 1982.
At the time of writing, there was a listing for a five-bedroom penthouse unit in Wing On Life Garden. The 7,104-sq ft unit has an asking price of $18.8 million ($2,646 psf).
Grange Road offers the best of both worlds
Grange Road offers residents a quiet haven that is minutes away from the hustle and bustle of Orchard Road. It is no wonder that there are a number of listings for desirable luxury condo units along Grange Road.

At the time of writing, there are about 10 unique listings for condo units of at least 7,000 sq ft in Beverly Hill. The freehold development has only 88 units and obtained TOP in 1993.
Residents of this exclusive development are within walking distance of Tanglin Mall and Orchard Boulevard MRT Station. Other nearby amenities include Ion Orchard, Forum The Shopping Mall, Wheelock Place, Great World City, St. Regis Hotel Singapore, Zion Riverside Food Centre, as well as Orchard and Great World MRT Stations.
The only drawback of the development is the lack of local schools in the neighbourhood, as only Alexandra Primary School is within a 1km radius.
The listing for the smallest unit in Beverly Hill is for a 7,550-sq ft penthouse unit with five bedrooms and has an asking price of $21.0 million ($2,781 psf). The listing for the largest unit is surprisingly more affordable with a lower asking price of $19.5 million ($2,579 psf). The 7,561-sq ft unit also has five bedrooms.
Buyers with deeper pockets could consider the massive 13,000-sq ft penthouse unit in One Chatsworth, which is located next to Beverly Hill. At the time of writing, there was a listing for such a unit with an asking price of $55.0 million ($4,231 psf). The unit is on the penthouse level and has six bedrooms.
One Chatsworth is an exclusive condo with only 45 units. The only drawback might be the age of the development, as it obtained TOP in 1976, but this is mitigated by its freehold tenure.

District 10 has the strongest price growth
Since 2012, the average resale price for freehold condo units in Singapore has grown by 37% to the current average price of $1,796 psf. The average resale price for freehold condo units in District 9 increased by a less impressive 15% to the current price of $2,277 psf over the same timeframe.
However, this pales in comparison to freehold condo units in District 10, whose average resale price surged by 52% to the current average price of $2,382 psf. The robust growth has even pushed the average price for freehold condo units in District 10 above their counterparts in District 9.
