FOUND ON THE EDGE: Corner flat in Sembawang up for sale at $440,000

A 1,184 sq ft mid-floor HDB flat at 404 Admiralty Link is on the market for $440,000 ($371 psf). This corner unit with balcony was the most-viewed listing on TheEdgeProperty.com last week.

According to the marketing agent, Zachery Heng from ERA, the flat is currently owner-occupied and in good condition. Under the Ethnic Integration Policy, only Chinese or Malay buyers who are Singapore Citizens or Permanent Residents are eligible for this unit.

Schools in the vicinity of 404 Admiralty Link include Northoaks Primary School, Endeavour Primary School, Canberra Primary School and Wellington Primary School. Sembawang MRT station and Sun Plaza shopping mall are within 500m.

Prices of similar-sized flats transacted in the locale range from $360,000 to $480,000 based on recent transactions.
