Dynamic duo from different backgrounds aim to dominate high-end property market

Garret Mallal and Charlyn Ding first crossed paths in junior college. After graduating from university, Garret entered the financial industry and became a hedge fund manager, while Charlyn went on to secure a degree in Architecture and started her own wellness digital marketing firm.
A decade later, they reconnected through a shared vision for the real estate industry. Homes in the Lion City was then conceived to shake up the traditional industry. The two co-founded this professional real estate brokerage to service buyers and sellers of luxury properties in Singapore. The brokerage comprises a close and growing group of talented realtors with deep technical knowledge of the market, helmed by the duo.
Charlyn who turned around a dormant development and sold 10% of the units in just 3 months says, “We are having a fabulous year, Garret has transacted $200 million within ten months, and we have also closed three Good Class Bungalow (GCB) deals in the central district with two valued at over $50 million each. They have bagged several awards in recognition of their efforts. Garret is one of the top transactors in Propnex this year, as well as the Top Landed Transactor award in August, September and the third quarter of 2022. Charlyn won the Top Manager award at PropNex in 3Q2022.
Garret says: “Both Charlyn and I are astute investors and business owners in the real estate industry, so we understand the goals and objectives of every investment made.” Moreover, given their past experiences, Garret’s thorough understanding of the real estate market and tough negotiation skills help both buyers and sellers achieve their financial objectives as well as their dream home; while Charlyn adds value to buyers with her architectural background, helping them see the potential in a property and providing great ideas on how to remodel the house.
To that end, the duo are not just realtors. Charlyn explains that the team not only deals in residential properties, but also facilitates deals for real estate developers and hospitality companies. “Our clients are high net worth individuals (HNWIs), family offices and corporations from Singapore and the rest of the world. Our team’s trustworthy reputation is line with us protecting our clients’ privacy,” says Garret.
Charlyn adds: “Typically, dealing in luxury properties, the nuances of these properties north of $50 million are complex and sensitive. We work together and share our resources to give our clients the best of what both of us can offer. The dynamics between Garret and myself are multi-faceted.”
Charlyn recently completed Real Estate Management at Harvard Business School, honing her real estate finance, investment and development knowledge. “Our clients want and have utmost trust in us. Hence, we plan and consult for them, including what investments would be beneficial to include in their real estate portfolio; and when are good exit-points for their respective properties,” she says.
“Having connected with real estate opportunities and investors worldwide at Harvard, we feel that those connections will be an asset to investors in Singapore and the region,” she adds.
Currently, the duo is working on three GCB plots in a prime district in Singapore. One of the three is currently being constructed and according to them, “the state-of-the-art sprawling bungalow will be a trophy house for the astute GCB investor”.
Looking forward, Garret and Charlyn aim to “dominate the high-end real estate market and create long term relationships with their clients”. They are also targeting to increase their footprint within the commercial and industrial segments, as their network of HNWIs expands.
