Duplex penthouse at The Berth by the Cove for sale at $4.8 mil

SINGAPORE (EDGEPROP) - A five-bedroom, duplex penthouse at The Berth by the Cove will be on the block at Singapore Realtors Inc’s (SRI) auction on June 22. An owner’s sale, the 3,315 sq ft unit has a guide price of $4.8 million, translating to $1,448 psf. Based on the property listing, the unit will be sold with an existing tenancy set to expire in November.
The lower floor of the unit comprises a private lift lobby that leads into the dining and living areas. The enclosed kitchen, which features a utility room, is connected to the dining area. Four bedrooms are on the lower floor: Two are en suite, while the others share a common bathroom. The upper floor comprises the en suite master bedroom, a walk-in wardrobe, and a 516 sq ft outdoor roof terrace with a small pool.

The Berth by the Cove is a 99-year leasehold, 200-unit condo along Ocean Drive in Sentosa Cove, the residential enclave on Sentosa Island. The development, completed in 2006, is one of a few condos along Ocean Drive, including The Coast at Sentosa Cove and The Oceanfront @ Sentosa Cove. Other sea-facing condos in Sentosa Cove include Cape Royale and Seascape.
The Berth by the Cove comprises 15 low-rise blocks of six storeys each. The typical unit mix is two- to four-bedroom units that range from 1,012 sq ft to 2,271 sq ft. There are also penthouse varieties from 2,939 sq ft to 6,028 sq ft.
Based on URA caveats, only two penthouse units have changed hands in the past two decades. The other owners have held on to their units since acquiring them from the developer in 2005 and 2007. In August 2021, a 6,028 sq ft penthouse unit was sold for nearly $7 million ($1,161 psf). Another penthouse, a 3,369 sq ft unit, was sold for $3.75 million ($1,113 psf) in June 2019.
A tabulation of rental data by EdgeProp Singapore over the past 12 months shows that the condo commands an average rent of $4.90 psf per month (pm). This means that most landlords can expect an implied rental yield of about 3.7%.

Rents at The Berth by the Cove have surged recently: The median rent was $3.68 psf pm in 1Q2022 but has increased to $5.40 psf pm as of 1Q2023. Rental data over the past 12 months show that the average rent at The Berth by the Cove is $4.92 psf pm, slightly lower compared to its neighbours The Azure at Ocean Drive ($5.55 psf pm), The Coast at Sentosa Cove ($5.26 psf pm), and The Oceanfront @ Sentosa Cove ($5.53 psf pm).
Based on transactions over the last 12 months, those three developments also command higher average prices than The Berth by the Cove, where the average price is about $1,628 psf. Resale units at the Azure at Ocean Drive average $1,817 psf, units at The Coast at Sentosa Cove go for about $1,791 psf, while the average price at The Oceanfront @ Sentosa Cove is $1,901 psf.
The Berth by the Cove is near F&B outlets and retail offerings at Quayside Isle and One Degree 15 Marina Sentosa Cove. Other recreational and lifestyle facilities nearby include Resorts World Sentosa, Tanjong Golf Course, and malls like VivoCity and Harbourfront Centre. The CBD is about a 10-minute drive away.
