DEAL WATCH: Unit near Dakota station selling at $1,126 psf

A 1,421 sq ft unit at Waterbank at Dakota is listed on TheEdgeProperty.com at $1.6 million, or $1,126 psf.
There have been three transactions involving comparable units since 2012. Of these, the lowest transacted price was $1,180 psf for a 1,432 sq ft unit on the ground floor, which is 5% higher than the asking price for the subject property.
Meanwhile, the latest comparable transaction was in August 2014, when a 1,432 sq ft unit on the ground floor fetched $1.86 million, or $1,299 psf. Another 1,432 sq ft unit changed hands for the same price in December 2012.
Waterbank at Dakota is a 99-year-leasehold condominium fronted by the Geylang River. Completed in2013, the project is located within 200m of the Dakota MRT station of the Circle Line. Schools in the vicinity include Geylang Methodist School (Primary), Haig Girls’ School, Kong Hwa School and Tanjong Katong Primary School.

In 2015, there were two rental contracts involving two-bedroom units measuring 1,300 to 1,400 sq ft at Water bank at Dakota. Rents for these units averaged $4,375, or $3.25psf, a month, which translates into a potential gross rental yield of 3.28%, based on the subject property’s asking price of $1.6 million.
