A 603 sq ft, one-bedroom unit at The Greenwich on Seletar Road has been listed on TheEdgeProperty.com at $700,000, or $1,161 psf. The property’s latest transaction was in September 2015, when a 1,076 sq ft unit was sold for $1.22 million, or $1,133 psf. Meanwhile, a similar-sized unit changed hands for $1,228 psf in September 2014.
The Greenwich is a 99-year leasehold condominium comprising 319 units. Completed in 2014, the low-rise development is adjacent to Greenwich V mall. Schools within a 1km radius of the property include Fernvale Primary School and Sengkang Green Primary School; Rosyth School is within a 2km radius of the property. The project is also only a 10-minute drive from Seletar Aerospace Park. There were 10 rental contracts in the past three months for 600 to 700 sq ft units at The Greenwich.

Monthly rents for these contracts averaged $2,070, or $3.09 psf. The unit is currently tenanted for $2,000, and can be sold with or without tenancy.
