DEAL WATCH: Leonie Parc View unit going for $2,388 psf

A 2,013 sq ft unit at Leonie Parc View is up for sale, according to a listing on TheEdgeProperty.com. The price tag on the four-bedroom unit located on a high floor of the 29-storey tower is $4.81 million ($2,388 psf).
The unit is currently tenanted at a monthly rental rate of $8,000 and the lease expires by year-end, according to Tok Eng Tuan, a property agent with KF Property Network, who is marketing it. The unit is likely to appeal to owner-occupiers, as they will be able to move in by year-end, after the lease expires and the tenant has vacated the unit.
The 44-unit freehold condominium block by Soilbuild Group was completed in 2009. Typical units in the project are four-bedroom apartments measuring 2,013 to 2,250 sq ft. Penthouses range from 2,906 to 3,854 sq ft.

Located on Leonie Hill Road, Leonie Parc View is in the vicinity of the High Commission of India; new high-end condos such as the 99-year leasehold, 481-unit OUE Twin Peaks, where the majority of the units are one- and two-bedroom types; and 68-unit freehold Grange Infinite, which was completed in 2011 and where units are a mix of three- and four-bedroom apartments, as well as penthouses. The New Futura, adjacent to Leonie Parc View and developed by City Developments, contains 124 units in twin 36-storey towers. Construction of the New Futura is currently underway, and the project has yet to be launched.
Leonie Parc View is located within walking distance of Orchard Boulevard and malls such as Mandarin Gallery and Ngee Ann City. Top schools nearby include Anglo-Chinese School (Junior) on Winstedt Road, River Valley Primary School on River Valley Green and St Margaret’s Primary School on Wilkie Road.
The last transaction of a 2,013 sq ft, four-bedroom unit at Leonie Parc View was in February 2013, when a unit was sold for $4.85 million ($2,409 psf). A high-floor unit was sold in January 2011 for a high of $5.15 million ($2,559 psf), according to a caveat lodged with URA Realis (see table on past transactions).
