Colonial-style terraced house on Upper East Coast Road for sale at $3.88 mil

SINGAPORE (EDGEPROP) - A colonial-style terraced house on Upper East Coast Road in District 16 will be put up for auction on June 28 by its owner. The freehold property marketed by Knight Frank has a starting guide price of $3.88 million. It sits on a 1,764 sq ft site, translating to about $2,200 psf.
The exterior facade of the inter-terraced house features a colour scheme inspired by the colonial-era black-and-white bungalows around the East Coast area. According to the property listing, the two-storey terraced has a total floor area of about 2,500 sq ft. The property is tenanted to a design firm until April 2024.
The ground floor is currently arranged as a common area with space for a meeting room and a pantry area in the yard. The second floor features a general office area with a kitchenette. The front of the inter-terraced features a car porch with direct access to Upper East Coast Road.
The property is in a row of seven terraced houses at the junction of Parbury Avenue and Upper East Coast Road. Based on the latest Master Plan, these houses are part of a three-storey mixed landed estate along Sennett Road and Lucky Heights.

The terraced house will be between two upcoming MRT stations on the Thomson-East Coast Line (TEL) — Bayshore Station, about 350m away, and Bedok South Station, about 500m away. This phase of the TEL is expected to be ready by 2025.
Based on URA caveats, the property last changed hands for nearly $800,000 ($453 psf) in May 2000. Caveats also indicate that six freehold landed houses on neighbouring Riviera Drive changed hands last year, with prices ranging from $1,449 psf to $2,298 psf. On an absolute price basis, the most expensive house sold along Riviera Drive was a detached house at 7 Riviera Drive that went for $7.49 million ($1,731 psf) on Jan 24, 2022.
One street over, at Parbury Avenue, a freehold terraced house at 59 Parbury Avenue was sold for $3.2 million ($1,876 psf) on Feb 21. Two other terraced houses along the street were sold in 2022 — 81 Parbury Avenue for $3.53 million ($1,984 psf) on April 22 and 87 Parbury Avenue for $3 million ($1,721 psf) on April 26.
Within the Lucky Heights estate, a semi-detached house at 37 Lucky Heights was sold for $7.52 million ($2,328 psf) on June 2 last year, while a semi-detached at Sennett Road was sold for $6.37 million ($1,121 psf) on Aug 29 last year.
These houses are located near East Coast Park, and nearby recreational facilities include Laguna National Golf and Country Club at Laguna Golf Green, Tanah Merah Country Club at Xilin Avenue and Safra (Tampines) at Tampines Street 91. Shopping malls in the area include Siglap Centre at Siglap Road, Parkway Parade at Marine Parade Road and Bedok Mall at New Upper Changi Road.
The neighbourhood is centrally located in Bedok South. Schools nearby are Temasek Primary School at Bedok South Avenue 3 and Bedok Green Primary School at Bedok North Avenue 3, Temasek Secondary School at Upper East Coast Road, Bedok View Secondary School at Bedok South Avenue 3, Bedok South Secondary School at Jalan Langgar Bedok and Temasek Junior College at Bedok South Road.
A new 31ha Bayshore housing precinct bordering East Coast Park and served by the future Bayshore and Bedok South MRT Stations will also be developed soon.
