Coffee shop on Choa Chu Kang Avenue 1 for sale at $11 mil

A coffee shop at 253 Choa Chu Kang Ave 1 is up for sale via expression of interest (EOI) with a guide price of $11 million. The shop occupies 2,540 sq ft and is located within Keat Hong Shopping Centre, a two-storey HDB commercial development that includes coffee shops, a supermarket and other shops and stalls.
The property is zoned for commercial use and has a 99-year leasehold tenure with a balance of 68 years. Located on the ground floor, it is currently leased to a coffee shop operator and has seven food stalls and a drink stall.

“Buyers could potentially operate the coffeeshop themselves, renovate and lease out or continue leasing out to coffee shop operators,” says Jervis Isaiah Ng, founder of JNA Real Estate, which is a team under PropNex Realty. JNA Real Estate has been appointed as the exclusive marketing agent for the property.

Ng adds that the property does not have living quarters, which means the transaction is exempted from Additional Buyer’s Stamp Duty.
Keat Hong Shopping Centre is within walking distance of South View LRT Station on the Bukit Panjang LRT Line and the upcoming Choa Chu Kang West MRT Station on the Jurong Region Line, which is expected to be completed in 2027. Other amenities, including Choa Chu Kang Primary School and the recently renovated Choa Chu Kang West Market, are also nearby.
The EOI will close on Dec 22 at 3pm.
