Cluny Villas, Tuan Sing’s first phase of Opus Bay in Batam, targeted for completion in 4Q2023

On May 4, Singapore-listed Tuan Sing Holdings opened the marketing gallery of its integrated, mixed-use development Opus Bay in Batam.
Opus Bay is Tuan Sing’s biggest integrated, mixed-use township project in Indonesia and spans 125 ha (13.46 million sq ft) – larger in scale than Singapore’s 117 ha Sentosa Cove in Sentosa Island.
Opus Bay will be developed in phases. Phase one of Opus Bay comprises two residential developments: Cluny Villas, with 277 luxurious villas, and the high-rise Balmoral Tower, with 559 apartments.

Structural works have been completed at Cluny Villas, with the architectural phase underway. Singapore-based architectural practice ONG&ONG is the design architect for the luxury resort-style villas expected to be completed from 4Q2023.
The 36-storey Balmoral Tower has 559 apartments with seafront views and is designed by another acclaimed Singapore-based architectural firm, RT+Q. Foundation works are underway, with the completion of the tower slated for 4Q2025.
“Opus Bay is designed to be a vibrant hub where residents can live, work, play and learn, surrounded by lush greenery and a seafront view,” says Tuan Sing in its press release.

Through Opus Bay, Tuan Sing aims to transform Batam Island into “an exciting destination”, it adds. Opus Bay is located next to the Waterfront Ferry Terminal in Batam, a 40-minute ferry ride from Singapore’s Harbourfront Ferry Terminal.
The master plan architect for Opus Bay is New York-based Kohn Pedersen Fox Associates, while China Construction is the project's primary contractor. Hong Kong-based international design studio Lead8 is the architect behind the design of the retail component. Singapore-based Park + Associates was the architect that enhanced the existing ferry terminal.
In East Jakarta, Tuan Sing and Japan’s Mitsubishi Estate Co. are joint venture partners in The Grand Outlet, a luxury outlet mall. The Grand Outlet is located in Karawang, an economic hub connecting Jakarta and Indonesia’s third-largest city, Bandung. Designed to be a landmark, the mall is scheduled for completion in late 2023.
