Buying into a legendary landmark and super prime address at One Wall Street, New York

One Wall Street marks the rebirth of an Art Deco icon and one of the biggest office-to-condo conversions in the heart of New York City. Formerly home to Irving Trust Company and Bank of New York, One Wall Street is poised to be one of the finest luxury condominiums in downtown Manhattan.
Located at the intersection of Wall Street and Broadway, One Wall Street is opposite the New York Stock Exchange and Trinity Church. Designed by one of the luminaries of the Art Deco era, American “starchitect” Ralph Thomas Walker, the original 50-story office tower was constructed between 1929 and 1931 for the Irving Trust Company. A 36-story annex block was added in 1965 and designed by Walker’s successor firm, Voorhees, Walker, Smith, Smith & Haines.
The building was declared a city landmark in 2001, and is considered “a triumvirate of great Art Deco contemporaries”, along with the Empire State Building and the Chrysler Building.
‘New renaissance’
The developer behind One Wall Street’s multi-billion-dollar conversion is Macklowe Properties, headed by billionaire real estate developer and investor Harry Macklowe. No stranger to creating some of the most luxurious condominium skyscrapers in New York that have also shattered record prices, Macklowe is the developer of the tallest residential tower in the city, namely the 1,396 ft, 432 Park Avenue; the 35-storey residential building at 200 East 59th Street; and the Metropolitan Tower, a high-rise office and residential tower at West 57th Street.
Macklowe had purchased One Wall Street in 2014 from the Bank of New York Mellon for US$585 million ($791.7 million). While the Art Deco façade was left untouched, the interiors of the 1.1 million sq ft building was completely overhauled.
“In the delivery of One Wall Street, Macklowe will breathe new life into the iconic architectural structure, accommodating a new demographic of professionals moving downtown,” comments Harry Macklowe, Founder and Chairman of Macklowe Properties. “One Wall Street will become one of New York’s most desirable residential addresses, as it helps to usher in a new renaissance for the neighborhood.”
Multi-billion restoration and conversion
No expense has been spared in the conversion that has taken the better part of five years, and costs are estimated at US$1.686 billion, according to City Report.
The redesign of the interiors by a collaboration between Robert A.M. Stern and SLCE Architects, saw the addition of four new floors, bringing the tower to 56 stories. All the windows in the two towers have been replaced with energy-efficient glass.
The opulence of the majestic 9,000 sq ft Red Room has also been restored to its full glory after 16 months and US$1 million. Formerly the banking hall, the cavernous interior is adorned by a mural of red, orange and gold mosaic, and oxblood glass tiles, designed by celebrated American art deco artist Hildreth Meière. The Red Room is now the grand lobby of One Wall Street.
Trophy tower with a legacy
Within the two towers of One Wall Street are 566 luxury residences, with a mix of studios and one- to four-bedroom apartments. High-end fittings within the apartments include marble countertops, Miele kitchen appliances and wine storage coolers.
A sole triplex super penthouse sits at the pinnacle of the taller tower. At its crown is the White Room, which was once the boardroom of the office tower. The soaring ceiling of the White Room is clad in mother-of-pearl shells that glimmer in the sunlight. Windows offer a panoramic view of the skyline and the New York Harbor. It will now be exclusive to the future owner of the triplex penthouse.
Only 47 apartments will enjoy their own private terraces. However, given the location of the building and wraparound landscaped terraces, residents will enjoy unparalleled views of the New York Harbor, East River, the Statue of Liberty and beyond.
Coveted address
Residents of One Wall Street will enjoy over 100,000 sq ft of amenities at The One Club within the building. They include a 75 ft indoor swimming pool on the 38th floor, a roof deck on the 39th floor overlooking the New York Harbor, a fully equipped fitness and wellness center, event and entertainment facility, as well as spa services.
On the lower floors, One Wall Street is also home to a 44,000 sq ft Whole Foods Market as well as Life Time, a luxury lifestyle and fitness center spanning 75,000 sq ft over four stories.
The building’s neighbors include One World Trade Center, the Oculus transportation hub, the New York Stock Exchange and Broadway. In the vicinity are famous restaurants and eateries such as The Fulton, Delmonico’s, Crown Shy and Nobu. The 25-acre public park The Battery (formerly Battery Park) is just a few minutes’ walk from the building.
At One Wall Street, studios measuring 499 sq ft will be priced from US$990,000 ($1.33 million), or US$1,984 psf. One- to three-bedroom apartments with sizes from 726 sq ft to 2,493 sq ft have price tags of US$1.505 million to US$7.345 million, or US$2,073 psf and US$2,946 psf respectively.
