Bukit Pasoh Road shophouses up for sale at $20 mil

Two freehold conservation shophouses, 11 and 13 Bukit Pasoh Road, have been put up for sale by public tender. The indicative guide price for both units is $20 million, which translates to $2,350 psf on an existing gross floor area of 8,503 sq ft.
The three-storey conservation shophouses are located about 150m from the Outram Park MRT station and sit on a combined land area of 2,926 sq ft. Under the 2014 Master Plan, the site is zoned for commercial use under the Chinatown Historical District (Bukit Pasoh) Conservation Area. Currently, the property is fully occupied by a spa and aesthetics clinic on the ground floor, and a dance school and office tenants on the upper floors.
The shophouses are being marketed by JLL, and the public tender exercise closes at 3pm on Aug 2.
