Opening the year as the first new launch of 2022, Belgravia Ace is the final development in the acclaimed Belgravia collection of strata landed homes by Tong Eng Group in District 28. The 107-unit freehold development will open for preview on Jan 8.
Prior developments in the Belgravia collection include already launched projects Belgravia Villas and Belgravia Green, which are both adjacent to Belgravia Ace.
Belgravia Ace sits on a 290,520 sq ft, freehold plot on Belgravia Drive, off Ang Mo Kio Avenue 5. This plot of strata landed housing represents the last available redevelopment land for such housing in this area.
Belgravia Ace features 107 freehold strata houses — 104 semi-detached houses and three terraced houses. Tong Eng Group is sparing no effort for this closing project in its successful Belgravia collection of strata landed homes.

Belgravia Ace is a collection of five-bedroom strata homes. There are 104 semi-detached houses featuring three different configurations and layouts — Type A, Type B and Type C. There are also three 5-bedroom terraced houses.
There are 18 Type A semi-detached houses. These three-storey houses come with an attic floor and feature five bedrooms plus a study room. It has a total built-up area of 3,929 sq ft. All the houses of this type are joined to Type B houses at the rear. This means that Type A houses have an open frontage along its two sides. The architecture of the house has also been designed to mimic the profile of a standalone bungalow rather than a semi-detached house.

There are also 18 units of Type B semi-detached houses that feature three floors, a roof terrace and a basement. This configuration has a built-up area of 4,370 sq ft, with five bedrooms, a study room and a family area. Its architectural profile is like Type A, mimicking a standalone bungalow when viewed from the front.
Type C units make up the rest of the semi-detached houses. There are 68 units — each is a three-storey home with a basement and a roof terrace. These units have a built-up area of 4,058 sq ft and feature five bedrooms and a study room.
Lastly, the terraced houses have a built-up area of 4,026 sq ft for the two corner units and 3,649 sq ft for the third unit. All three 5-bedroom units are three storeys high, with each having a basement and a roof terrace.
All 107 strata houses in Belgravia Ace come equipped with a home lift and a private car porch that can fit two to three cars. Each home will also be fitted with an electric vehicle charger.

Each unit has been designed as a modern and contemporary home with a sleek fin frame that wraps around the expansive glass façade. The spacious 6m interiors also feature a 4.5m ceiling height, and units with roof terraces are ideal additional spaces for families to bond.
The developer has also fitted each unit with high-quality branded appliances and fittings. Kitchen appliances are from V-Zug and Samsung, sanitary fittings and ware are supplied by Grohe and Toto, and the smart home system is from Fermax.
