Bank’s sale of four-bedder at 3 Orchard By-The-Park, priced at $8.2 mil

SINGAPORE (EDGEPROP) - A four-bedroom unit at the ultra-luxury condominium, 3 Orchard-By-The-Park, will be put up for sale at Knight Frank’s property auction on Nov 18. A bank’s sale, the unit is on the market with a guide price of $8.2 million ($3,628 psf).
The 2,260 sq ft unit was originally built with a four-bedroom layout, but the previous owner converted the bedroom that is beside the master bedroom into a walk-in wardrobe. Based on a 3D scan of the unit by Knight Frank, other renovations are also evident.
The original dry kitchen that was beside the living and dining room has been removed, expanding the space of the living room. The living room features an attached balcony. Elsewhere in the unit, the utility room and yard area beside the wet kitchen have been removed to increase the size of the wet kitchen.

The other two bedrooms and common toilet are still in their original configuration. The unit features a private lift and an attached lift lobby. The unit also includes a bomb shelter.
3 Orchard-By-The-Park is located at the corner of Orchard Boulevard and Orchard Spring Lane in prime District 10.

The 77-unit, freehold condo was developed by Malaysian property conglomerate YTL Land & Development. The development is also the first high-rise, residential project in Singapore designed by Italian architect and designer, Antonio Citterio of Antonio Citterio Patricia Viel Studio. The development is centrally located with convenient access to the Orchard Road shopping belt, as well as several prominent embassies along nearby Napier Road. Nearby luxury residential properties include Cuscaden Reserve, Park Nova and Boulevard 88. Commercial developments in the vicinity include Tanglin Mall and Camden Medical Centre.
There are three 25-storey blocks within 3 Orchard-By-The-Park, which consist of two- to four-bedroom units that are 1,066 sq ft to 2,260 sq ft.
There have been five resale transactions this year at 3 Orchard-By-The-Park. These included the sale of a 2,260 sq ft, four-bedroom unit on the 14th floor, for $7.8 million ($3,449 psf), on June 17.

Other resale transactions this year included a 1,066 sq ft, two-bedroom unit that was sold for $3.52 million ($3,301 psf) on Aug 6. Meanwhile, a 1,776 sq ft, three-bedroom unit on the 17th floor was sold for $6.22 million ($3,500 psf) on April 12.
Based on URA caveats, the most expensive four-bedroom unit sold at 3 Orchard-By-The Park was a 2,260 sq ft unit on the 23rd floor, which fetched $8.6 million ($3,805 psf) in September 2018.
