Kopar at Newton’s range of sustainable features and the integration of ecological design into its architecture earned the project the Sustainability Excellence Award at this year’s EdgeProp Excellence Awards.
A luxury residential development by SingHaiyi Group, Kopar at Newton is a 378-unit project on Makeway Avenue in prime District 9. ADDP Architects designed it, while Tinderbox Landscape Studio helmed its landscape design.
The condo’s ecologically sensitive design was complemented by various energy and water conservation measures integrated into its structure. The construction strictly adhered to initiatives aimed at mitigating carbon footprints and utilising environmentally friendly materials, products and processes — all of which enhanced its overall sustainability rating.

Elegance meets eco
The condo’s design draws inspiration from the visual characteristics and qualities of copper, capturing the metal’s lustre, warm tones, timeless beauty and inviting allure. As a result, the colour palette throughout the luxury development showcases copper-hued exteriors alongside warm accents of rose gold. The development comprises two 23-storey residential towers, offering a range of one- to five-bedroom units.
Key sustainability features have been seamlessly integrated into the design, including the use of tinted glass. This not only enhances the sleek aesthetic but also acts as a heat shield, minimising excessive heat and reducing energy consumption by lessening the need for air conditioning. The clubhouse and drop-off areas also incorporate meaningful sustainability features, such as landscaped roofs that serve as natural insulators and rainwater collectors. This mitigates the buildup of urban heat and minimises overall energy consumption.
The panel of judges praised the development’s rainwater collection system as part of its water conservation initiative. Landscaped spaces within the three main recreational zones absorb and naturally filter rainwater, safeguarding water quality and helping to mitigate flooding. PUB recog nised the positive ecological and social impact of these rain gardens at Kopar at Newton and awarded them the Active-Beautiful-Clean Water Certification award.
Green living
Another contributing element to the project’s high sustainability score was the preservation of mature raintrees along the site facing Bukit Timah Road. The judges noted that the inclusion of these trees into the site design added substantial environmental and ecological benefits. They were vital carbon absorbers and mitigated the effect of urban heat accumulation. The preservation of these trees also protected the habitat of local fauna.
Other sustainability features at Kopar at Newton include smart technologies like motion-activated lights, energy-efficient ventilation and lift systems and the provision of a Water Efficiency Labelling Scheme (WELS) for water fittings. These collectively help to reduce energy and water consumption throughout the development.
Kopar at Newton’s sustainability credentials, design concept, unit mix and attractive pricing have effectively attracted discerning buyers. The initial sales launch of Kopar at Newton in March 2020 was overshadowed by strict safe distancing measures implemented during the early days of the Covid-19 pandemic. At that time, Kopar at Newton was the first new project to be previewed and launched under these stringent regulations.

The first day of its sales launch on April 4 saw 77 units sold, and the project achieved an average selling price of $2,350 psf. Notably, the largest penthouse, a 3,305 sq ft six-bedroom pre mier unit, was sold for $7.88 million ($2,384 psf). Kopar at Newton continued to sell units throughout the pandemic, crucially adapting to online marketing methods. By April 2021, a year after its market launch, 47% of the total units had been sold, with steady sales leading to the development being fully sold by 2023.
The EdgeProp Excellence Awards panel awarded Kopar at Newton high marks for its liveability, environmentally sensitive design, carbon footprint mitigation and integration of water and energy conservation initiatives.
