Avenue South Residence: Seize the first-mover advantage at Greater Southern Waterfront

Perched at the foot of the Greater Southern Waterfront (GSW), Singapore’s newest residential and commercial waterfront precinct, the twin towers of Avenue South Residence will stand as an iconic landmark against the new waterfront’s urban landscape.
The 1,074-unit condominium is at Silat Avenue off Kampong Bahru Road in District 3. It is developed by mainboard-listed UOL Group. The high-rise blocks soar to 56 storeys, making them the tallest towers and the latest landmark in the area. A place to live, work and play
Residents will be among the first to reap the benefits of the new waterfront district. The GSW comprises 30km of Singapore’s southern coastline, from the Gardens by the Bay East all the way to Pasir Panjang. Also, the relocation of the Pasir Panjang port will free up prime land for re-development and will be an opportunity to reshape the GSW into a new place to live, work and play.
The area’s redevelopment will begin with the former Pasir Panjang Power District, Keppel Club, and areas around Mount Faber. Last November, technology company Dyson leased the former St James Power Station in the HarbourFront area, with plans to renovate it into its new global headquarters.
Several big companies already have offices near Labrador Park. The government will develop more office space in the GSW, such as Mapletree Business City, which will bring in more jobs.
Fun in the sun
In addition, the nearby Sentosa Island will introduce new attractions and enhance its existing beachfront amenities, while the neighbouring Brani Island will be transformed into a brand new lifestyle island destination.
These plans were unveiled by the Sentosa Development Corp as part of its Sentosa-Brani Master Plan, a blueprint covering Mount Faber to Sentosa to redevelop the area into a connected leisure and tourism destination. Other development projects include more night-time offerings and enhancing last-mile connectivity to and within the islands.
The first project under the Master Plan will see the 37m Merlion in the middle of Sentosa make way for a new 322,917 sq ft Sentosa Sensoryscape linking Resorts World Sentosa to Palawan and Siloso beaches. It will complement the expansion of Resorts World Sentosa and subsequent infrastructure enhancements on Sentosa and Pulau Brani.
Central location
While new residential developments will eventually be built in the GSW, Avenue South Residence presents buyers with a significant first-mover advantage to capitalise on the expected price growth of the area as the first new private development there.
The next residential opportunity to spring up in the GSW will be the redevelopment of the site where Keppel Club is currently located. The private golf club, whose lease on the land expires next year, sits on a 44ha plot that will be redeveloped to house a mix of public and private developments.
But Avenue South Residence benefits from its central location and proximity to the CBD and Marina Bay financial hub. It is also beside the upcoming Singapore General Hospital Medical Campus, which is poised to be Singapore’s largest medical hub.
For nature lovers, the development is a short stroll to the planned Rail Corridor, a 24km connected green corridor that stretches from Tanjong Pagar to Woodlands.
Homes designed for all
Avenue South Residence continues to attract strong buying interest thanks to its prime location, attractive prices, and wide range of units for all types of buyers.
Units at Avenue South Residence are categorised into three unique collections to accommodate varying homeowners’ and investors’ needs. When the project was initially launched in September 2019, a selection of units from its Heritage and Horizon Collections was released.
The Heritage Collection is a cluster of five conserved four-storey blocks that have been refreshed to accommodate 86 apartments. These units were snapped up shortly after the project was launched and are fully sold.
The first sales phase also saw the developer offer units from the Horizon Collection. This comprises one- to four-bedroom units from the 1st to 36th floors in both towers. According to the developer, more than about 80% of all the units in the Horizon Collection have been sold.
The Peak Collection
There are 378 units spanning the 37th to 58th floors that will enjoy some of the best views from the development. Hence, they are named the Peak Collection. These comprise one- to four-bedroom units and penthouses from 527 sq ft to 1,668 sq ft.
The final sales phase will focus on units in the Peak Collection, and the developer is launching a new showflat at Clementi Avenue 1 to showcase the collection. The average price of units in the Peak Collection will be about $2,290 psf.

Befitting its name, the units within the Peak Collection will have premium fittings: marble flooring for the living and dining area, and full marble for the master bedroom. In addition to an en suite master bathroom, the master bedroom will have a walk-in wardrobe with a customised island storage unit. The kitchen will be fully fitted with top-end German brand Gaggenau appliances, while bathrooms will feature fittings and sanitaryware from Swiss brand Laufen and German brand Hansgrohe. All the units will also be installed with selected Google Smart Home gadgets.
Units in the Peak Collection are the only ones in the development where the living-room balcony features a raised floor on a support pedestal system. This extends the living-room space outdoors and ensures that residents can fully enjoy the unblocked sea and city views from these high-floor units.
Another exclusive privilege that buyers of the Peak Collection will receive is Platinum membership to the Pan Pacific Discovery loyalty programme of the Pan Pacific Hotels Group. Membership benefits include room upgrade, members-only room rates, and complimentary and personalised services such as visits to local destinations. Typically, Platinum membership requires a stay of more than 10 nights at a Pan Pacific hotel.
