Aspen Heights achieves new high of $2,175 psf

SINGAPORE (EDGEPROP) – We look at condominium projects that have achieved new highs in terms of psf prices and those that have seen new lows. This is based on URA Realis data for the period of Aug 23 to 29.

Highest psf prices

The highest-price transaction recorded on a psf basis was for a 1,324 sq ft unit at Aspen Heights. The three-bedroom unit on the ninth floor changed hands for $2.88 million, or $2,175 psf, on Aug 23.

Aspen Heights, which is located on River Valley Road in prime District 9, has a total of 606 units across two Y-shaped, 16-storey blocks. The 999-year leasehold condominium was developed by the former DBS Land (now CapitaLand).

The transaction comes nearly two weeks after a 1,582 sq ft, four-bedroom unit on the 11th floor of one of the blocks was sold for $3.31 million on Aug 10. The price, which translates into $2,092 psf, crossed the psychological $2,000 psf threshold for the first time within the development.
Aspen Heights is located within the Robertson Quay neighbourhood. It is also near Great World City, Boat Quay, Fort Canning, as well as Fort Canning MRT Station on the Downtown Line, and Dhoby Ghaut and Somerset MRT Stations on the North-South Line.
Another property that saw a new high in terms of psf price is the freehold Coralis on 530 Joo Chiat Road in District 15. An 807 sq ft, two-bedroom unit was sold for $1.75 million, or $2,168 psf, on Aug 26. The unit is located on the 13th floor of the development, which is a single 20-storey block.

Developed by Grovehill, Coralis comprises just 127 units of one- to three-bedders ranging from 495 sq ft to 1,281 sq ft. The development also has three penthouses that range from 2,659 sq ft to 3,089 sq ft.
Coralis is located near schools such as Tao Nan School, CHIJ (Katong) Primary and Tanjong Katong Primary School.

New psf lows

On Aug 29, a 721 sq ft unit at Royalgreen was transacted for $1.81 million, or $2,511 psf, making it the lowest psf price transacted in the development to date. The freehold unit is a two-bedroom apartment on the first level of a five-storey block.

The sale comes just nine days after a 667 sq ft, two-bedroom unit on the second floor was sold for $1.68 million, or $2,516 psf, on Aug 20.
Royalgreen, which is a redevelopment of the former Royalville en bloc site, is located on Anamalai Avenue, off Bukit Timah Road. The new development has a total of 285 units comprising a mix of two- to four-bedroom apartments in eight 5-storey blocks. Sizes for the units range from 635 sq ft to 1,475 sq ft. The property is the third of Allgreen Properties’ trilogy of projects in prime District 10 that make up the Bukit Timah Collection. The other two projects are the 476-unit Fourth Avenue Residences and the 115-unit Juniper Hill at Ewe Boon Road. All three projects were launched in 2019.

Royalgreen is located within walking distance of the Sixth Avenue MRT Station on the Downtown Line. It is also near a park connector that links residents to the Holland Green Linear Park.
Another project that saw a new low in terms of psf price is The Essence. According to caveats lodged, a 1,679 sq ft, three-bedroom unit changed hands for $1.81 million, or $1,078 psf on Aug 24.

The lower psf price may be attributable to the size of the unit, which is the largest transacted within the development so far.

The Essence is located on Chong Kuo Road, off Sembawang Road in District 26. Developed by Lian Soon Holdings, OKP Land and HSB Developments, the 99-year-leasehold condominium comprises 84 units with a mix of one- to three-bedroom apartments sized from 538 sq ft to 1,679 sq ft.
Chong Kuo Road in Sembawang is said to be in one of the least densely populated neighbourhoods in Singapore, with proximity to the Lower and Upper Seletar Reservoirs. The project is also within walking distance to the upcoming Springleaf MRT Station on the Thomson-East Coast Line.
