Adrian Koh: Are You Here To Win?
Through his relentless dedication and exceptional leadership, Adrian Koh's division grew from zero to over 120 agents in under four years.

When Adrian Koh joined PropNex five years ago, it was a solo mission. He had spent the previous seven years with a smaller agency of just 500 agents. “I used to think it didn’t matter which real estate firm you joined,” he recalls. “What matters is your attitude, drive, and mindset.”
However, joining PropNex, a mega-agency with over 12,000 agents, proved transformative. Previously, Koh’s annual income ranged from $250,000 to $300,000. But in his first nine months at PropNex, his income doubled to $500,000, and the rest was history. He became a PropNex Millionaire for the next three consecutive years.
The game-changer was the technology and training provided. “PropNex invests in technology and resources that add immense value to agents,” says Koh. “The environment here is different. I was swimming in a small pond before, but at PropNex, I swim with sharks, learning to swim faster. It’s survival of the fittest.”
From zero to more than 120 agents in under four years
Koh’s one regret? Not joining PropNex earlier. He arrived alone, yet the Here to Win (HTW) district he created now boasts more than 120 agents. “I went from zero to more than 120 agents in less than four years,” he shares.
His team HTW was named PropNex Overall District Champion in 1Q2024. “In any market, there are always transactions. Be the one transacting,” Koh quips.
Koh draws inspiration from the 2007 film 300, where Gerard Butler’s King Leonidas leads 300 Spartans into the epic Battle of Thermopylae. “The 300 warriors stood their ground against countless enemies,” says Koh. “That relentless spirit and unyielding determination are what I envision for my team. I aspire to build a strong team of 300 agents who will conquer the real estate industry. The path won’t be easy, but with courage and action, we will achieve greatness. Together, we will rise and triumph.”
The unique strength of his team lies in its dynamic nature, with members ranging in age from 22 to 70. They come from various backgrounds and sectors of the market, united by a culture of collaboration and mutual growth. In this often isolating field, Koh’s aspiration is to create a community that is not only selfless but also supportive.
Winning Imperatives
Koh is selective about who joins his team. “I chat with potential members to ensure our values align,” he says. “They must be positive and integrate well with our team’s synergy.”
Koh and his team have created a Winning Ignition Programme for new joiners, focusing on essential skills to excel quickly. Each segment is conducted by a top producer in that area, sharing success stories and the impetus that kick-started their journey. “These are testimonies about how the HereToWin (HTW) resources have benefited agents,” Koh explains.
HTW’s signature “Winning Imperatives” programme guides agents in client interactions and covers different market segments — from HDB to new project launches, sub-sales, or resales. The programme covers prospecting, branding, sales conversion skills, negotiation and many other skillsets. “We believe the most in sales conversion,” Koh emphasises. “Even with 1,000 leads, if you can’t convert, it’s still zero.”

StreetSmart Framework
Koh also developed the StreetSmart Framework to help clients select the right condos by identifying attributes that have historically led to the most capital gains. “Most people think their first home has to be an HDB flat, but I learned the hard way that while the right property will cost you, the wrong property will keep costing you,” he shares.
With the StreetSmart Framework, Koh has helped multiple families and investors build successful property portfolios, earning many referrals through positive experiences. “Be client-focused, analytics-driven, and provide services beyond homes,” he advises.
Koh has been matching home buyers with their dream homes for more than 12 years. This vast experience gives him remarkable insight into the city and surrounding neighbourhoods, allowing him to assist clients effectively. Additionally, his commitment to continuous learning and adaptation keeps him ahead of market trends, ensuring his clients receive the best possible guidance. Prioritising family and team
Koh conducts multiple monthly training sessions and one-to-one sessions with his agents, emphasising the importance of mentoring. “My mission is to ignite the flames of success within every individual, guiding them towards unparalleled achievements in their real estate breakthrough,” he says.
“Everyone learns at different speeds,” Koh continues. “We provide knowledge, resources, and training, including recordings of sessions, so agents can learn at their own pace.”
The HTW team hosts three major social gatherings a year — Chinese New Year, Mid-Year, and Christmas. “Not too many but sufficient. I believe extra time is better spent with loved ones,” Koh says. “After all, they are one of the reasons you’re fighting so hard to win.”
Koh attributes one of his primary motivating factors to providing his family with a better life and giving his son, Oliver, the best opportunities life can offer. Koh’s dedication to his work is deeply personal, driven by his desire to ensure Oliver grows up with a secure and prosperous future. This motivation fuels his commitment to excellence in helping his clients and all HTW members achieve similar goals for their families and retirement.
